Septic installation in Port Perry and Scugog

Septic installation in Port Perry and the rest of Scugog is permitted by the Region of Durham Health Department, which works from the second floor of 181 Perry Street, the same building as the Township office. We install new systems for new builds and replace failed beds on farms, rural lots and Lake Scugog waterfront. Around the lake, where shoreline septic systems are a measured source of the lake's phosphorus, a replacement is designed to keep effluent in the soil and out of the water.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Port Perry and Scugog: what changes here

Who issues the permit

The Township of Scugog issues plumbing permits for new buildings, and the Region of Durham Health Department issues the permits for septic systems in the Township. Its Port Perry counter is at 181 Perry Street, second floor, and it also takes applications by email. The grading for the bed does not take a separate Township fill permit: Scugog's Site Alteration By-law 27-26 waives it for a septic system built under a Part 8 permit. We prepare the application, file it and meet the inspector on site.

The ground you are on

Kawartha Conservation's Lake Scugog plan maps the Schomberg Clay Plain over about 40 percent of the watershed, a flat, dish-shaped area of glacial till mostly 1.5 to 3 metres thick and in places up to 8. Soils over its clay-rich lake deposits drain poorly to moderately poorly, with high runoff. The drumlin field covers about half the watershed, sandy near the moraine in the south and clay till further north. On clay the bed gets bigger or goes up on imported sand; the test hole decides which.

The rule that shapes the design

The 2010 Lake Scugog Environmental Management Plan estimated that septic systems at shoreline homes deliver about 9.7 percent of the phosphorus reaching the lake, roughly 920 kilograms a year, in a dissolved form algae use readily. The plan recommends that every new septic system sit at least 50 metres from the nearest water body. On a waterfront lot, we lay out the replacement as far back as the lot allows and size it to treat the effluent fully.

Septic installation in Port Perry and Scugog: your questions answered

Who issues the septic permit in Port Perry?

The Region of Durham Health Department, from its office on the second floor of 181 Perry Street, upstairs from the Township. The Township issues the plumbing permit for a new building, and the Health Department issues the sewage system permit. We file the septic application for you.

Do I need a fill permit from the Township for the septic bed?

No. Scugog's Site Alteration By-law 27-26 waives the fill permit for site alteration for a septic system built under a Part 8 Building Code permit. Fill for other work on the lot, such as a new driveway or a regraded yard, falls under the by-law on its own.

My cottage is right on Lake Scugog. Can the new bed go where the old one was?

Sometimes. The test hole and the setbacks in the permit decide it, and the Lake Scugog plan recommends new systems sit at least 50 metres from the water where the lot allows. We measure it out at the site visit and show you where the bed can go before we price it.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
