Excavation in Beaverton, Cannington and Sunderland

Excavation in Beaverton, Cannington, Sunderland and rural Brock now runs under a new Township site alteration by-law, passed June 29, 2026, that caps how much fill a lot can take without a permit. On Brock farms that usually means a house or shop on a severed lot, a laneway off a concession road, a barn water line or a field-edge ditch. One crew does it with machines we own and an owner on site, and the Ontario Dig Authority (formerly Ontario One Call) locate goes in before the first bucket.

Site prep, foundations and services

Building a house, cottage, shop or addition? You get the lot cleared, the foundation dug to the engineer's drawings, the site services trenched in, and the grade set so water goes where it belongs.

  • ✓Lot clearing, stump and brush removal
  • ✓Foundation and basement excavation to the drawings
  • ✓Site services: water, hydro, gas and drainage trenches, backfilled and compacted
  • ✓Rough grading, imported granular and fill where the ground needs it
  • ✓Final grading and site restoration

Driveways, drainage and land work

New driveway or entrance, a wet yard, a slope that needs terracing, a burst water line to the well? You get the machine, the operator and the paperwork in one call.

  • ✓New driveways, entrances and culverts, entrance permit filed for you
  • ✓Trenching for water lines, well lines and yard hydrants
  • ✓Drainage: swales, French drains and regrading that stop the pooling
  • ✓Retaining wall and shoreline excavation, permits coordinated
  • ✓Demolition excavation and haul-away for full-structure tear-downs

We run our own excavators and skid steers, and we dig with the utilities located first, every time. Soil that leaves the site goes to a proper reuse or disposal site under Ontario's excess-soil rules.

We do not do hydrovac, well drilling, fence post holes, paving or concrete forming. If your job is one of those we will point you to someone who does it. If it needs a machine, an operator who owns it, and the permits handled, we are the right call.

Digging in Beaverton, Cannington and Sunderland: what changes here

Permits and locates

Brock's Site Alteration By-law 3426-2026 sets a one-time fill allowance with no permit: the usable area of the lot in hectares times 200 cubic metres, capped at one hectare. A 0.07 hectare lot, about 70 by 100 feet, gets 14 cubic metres. Fill inside the building area under a building permit is exempt up to 500 cubic metres. A new driveway takes an entrance permit from Brock Public Works, Durham Region or the Ministry of Transportation, depending on the road, and Durham allows up to 20 business days to review its entranceway permits. We file whichever applies, plus the locate.

The ground you are on

Much of inland Brock is the Peterborough Drumlin Field: limestone under a sandy till that thins to the north, steep drumlins, and eskers such as the one just west of Cannington. Between the hills, deep valleys carry wide, swampy bottoms, so a basement dug on low ground can reach water before it reaches firm subgrade. Esker gravel and drumlin till dig and drain very differently. We look at both at the site visit and plan the dewatering, the imported granular and where the spoil goes before the first bucket.

The rule that shapes the job

Two conservation authorities share Brock. The Lake Simcoe Region Conservation Authority covers the Beaver River and the lakeshore, and Kawartha Conservation counts the Township among its member municipalities on the east side. Inside a regulated area, grading, placing or removing material and building a structure require the authority's permit under Ontario Regulation 41/24, in force since April 1, 2024, and Brock's building department asks for that clearance too. We check which map your lot sits on and file with that office.

Excavation in Beaverton, Cannington and Sunderland: your questions answered

How much fill can I bring onto my lot in Brock without a permit?

Under By-law 3426-2026, the usable lot area in hectares times 200 cubic metres, once, capped at one hectare of lot. A 0.07 hectare lot gets 14 cubic metres, roughly a couple of truckloads. Past that, a Township permit comes first. We work the number out from your survey before we order a load.

Who issues the driveway permit in Brock?

It depends on the road. Brock Public Works handles Township roads, Durham Region handles Regional roads and allows up to 20 business days for review, and the Ministry of Transportation handles provincial highways. Building inside the Ministry's highway corridor control area also takes its clearance. We file with the right one.

Will I hit water digging a basement near Cannington?

On the valley floors, quite possibly. The conservation authority describes the valleys between the drumlins as deep with wide, swampy bottoms. Up on the till the ground is drier and firmer. We check at the site visit and price the dewatering up front.

What excavation work do you do?

Site preparation and foundation digs, lot clearing and grading, trenching and backfill for services and water lines, driveways and entrances, drainage, and the excavation side of demolition and septic jobs.

What do you not do?

Hydrovac, well drilling, fence post holes, paving and concrete forming. We will tell you straight and point you to someone who does.

Do you handle the utility locates?

Yes. Ontario law requires a locate request before any digging. We file it with Ontario Dig Authority (formerly Ontario One Call) at least five business days ahead, and we do not dig until the marks are down.

How do you price excavation?

One written price after the site visit for a defined job. If the job is open-ended, we agree the rate and the estimate up front and you see the hours.

How soon can you start?

Small jobs often inside two weeks in season. Anything with permits waits on the permit, which we manage and keep you posted on.

What happens to the soil you dig out?

Reused on site where the grade needs it, otherwise hauled to a proper reuse or disposal site. Ontario's excess-soil regulation applies once soil leaves a property, and we handle that paperwork.
