Septic installation in Mount Albert and East Gwillimbury

Septic installation in East Gwillimbury is permitted by the Town itself: a building permit from East Gwillimbury covers installing or altering a private sewage system. We install new systems for new builds and replace failed beds on the rural lots around Mount Albert, Holt, Ravenshoe, Queensville and Holland Landing. Clay ground and the Town's inspection program near Lake Simcoe streams and York Region wells shape most designs here, so the test hole and the location come first.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Mount Albert and East Gwillimbury: what changes here

Who issues the permit

East Gwillimbury defines a building permit as the Town's formal approval to install or alter a private sewage system, and new septic systems are on its list of work that requires one. The Town asks you to check the property's zoning before an application goes in, so setbacks and lot coverage are settled early. Applications go to the Town's Building branch with the system design and site plan. We prepare the package, file it and meet the inspector at each stage.

The ground you are on

LSRCA's Black River plan maps the Schomberg Clay Plain near Mount Albert and Ravenshoe: fine-grained sediment, typically about 15 metres thick, draped over an irregular till plain. Clay that thick takes effluent slowly, so a conventional bed grows in area, or the design moves to a raised bed on imported sand or a tertiary unit on a tight lot. The plan also describes peat and muck in the lowest ground, with poor drainage and a high water table. The test hole sorts out which you have.

The rule that shapes the design

East Gwillimbury's sewage system maintenance program reaches further than Lake Simcoe. It covers systems within 100 metres of the Lake Simcoe shoreline, near watercourses in the Lake Simcoe watershed, and near a York Region drinking water well, with six wellhead protection area maps published by the Town. Those systems need a maintenance inspection every five years by a qualified person the owner hires. A new system near a municipal well is designed with that in mind.

Septic installation in Mount Albert and East Gwillimbury: your questions answered

Who issues the septic permit in East Gwillimbury?

The Town of East Gwillimbury, through a building permit for the private sewage system. York Region does not issue it. We file the application with the Town and book the inspections.

My property is near a York Region well in Mount Albert. Does that matter?

Yes. East Gwillimbury's maintenance program includes systems near York Region drinking water wells, mapped as wellhead protection areas, alongside those near Lake Simcoe and its watercourses. Those systems need an inspection every five years by a qualified person.

Why are beds around Mount Albert so big?

The Schomberg Clay Plain. LSRCA describes fine-grained sediment about 15 metres thick near Mount Albert and Ravenshoe, and clay moves water slowly. Slow soil needs more area to treat the same flow, or a raised bed on imported sand. The test hole decides.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
