Septic installation in Wilberforce and Highlands East

Septic installation in Highlands East is lake work: the Municipality covers 758 square kilometres and more than 70 lakes. Its septic maintenance inspections, running since 2017, put waterfront systems first, and 15 of its lake trout lakes are listed as at capacity for nutrients. Most beds go in at waterfront cottages on Paudash, Pusey and Monmouth Lakes, laid out to clear the lake setbacks, with new homes in Wilberforce, Gooderham and Cardiff as well. Thor sends one crew with its own machines and an owner on every job.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Wilberforce and Highlands East: what changes here

Who issues the permit

The Municipality of Highlands East issues the sewage system permit, and the application goes in online through Cloudpermit. The package carries a site plan drawn from an up-to-date survey or an accurate lot drawing, showing setbacks, the well, the septic location and the slope. A treatment unit other than a septic tank brings its B.M.E.C. approval, then as-built drawings and a maintenance agreement once it is in. An As-Built Site Plan is handed to the inspector at the final inspection. We prepare and upload the whole package and book the inspections.

The ground you are on

Highlands East is Shield country, with rock close to the surface and lots that slope to the water. How much soil sits over that rock decides the design. On its at-capacity lakes, the Official Plan accepts new development in narrow cases, one being a professional study showing that phosphorus can be held in deep, native, acidic soils on site. Where the soil is shallow, the bed is raised on imported fill. Soil depth is measured in a test pit on your lot, so the price reflects the bed you actually need.

The rule that shapes the design

The Official Plan names 15 cold water lake trout lakes as at capacity, including Inlet Bay and Joe Bay on Paudash Lake, Pusey (Dark) Lake, Monmouth, Esson and Glamor Lakes. A new lot on one of them is considered only in narrow cases, one being a tile field at least 300 metres from the high water mark. On other waterfront lots created since December 7, 2004, the filter bed and its mantle sit at least 30 metres back. We lay the bed out to the number that applies.

Septic installation in Wilberforce and Highlands East: your questions answered

Who issues the septic permit in Highlands East?

The Municipality of Highlands East, through Cloudpermit, with questions handled by the Building Department. We prepare the site plan and the forms, upload them and meet the inspector.

Can a septic system go in over the winter here?

Normally not. The Municipality does not do septic inspections in winter. Urgent cases, such as a failing system, can be exempted by calling the Building Department. If yours is failing in January, tell us on the first call and we will ask about the exemption.

I am on Paudash Lake. Does that change the job?

It can. Inlet Bay and Joe Bay are on the Official Plan's at-capacity list, and the North Bay is named as near capacity. Paudash Lake also sits in the Crowe Valley Conservation Authority's area, and its permit types include installing a sewage system in a regulated area. We check both before we price.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
