Septic installation in Apsley and North Kawartha

Septic installation in Apsley and North Kawartha is Shield work, and there is no municipal sewer anywhere in the township to fall back on. Around Chandos Lake the ground is often sand over marble, and the county soil survey calls many shoreline lots too rocky and thin for a septic without extra work. North Kawartha's building department has run sewage permits locally for years, and its zoning lets a tank sit closer to the water than the bed.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Apsley and North Kawartha: what changes here

Who issues the permit

Sewage disposal permits come from the Township of North Kawartha Building Department, run by the Chief Building Official, through Cloudpermit. If a building project could affect an existing septic, the Township reviews the system first through an Application for Existing Sewage System Inspection/Review, before the building permit is submitted. Inspections are booked 48 hours ahead and are generally done in the afternoon. We file the application and line up each inspection.

The ground you are on

The county soil survey first mapped Chandos soils around Chandos Lake: noncalcareous sand over marble bedrock in some places and marble-banded amphibolite in others, on moderately sloping to hilly ground with frequent rock exposures. The same survey warns that many shorelines in the county are rocky with thin soil cover and unsuitable for septic tanks unless costly installation methods are used. In practice that means a raised bed on imported fill, sized after a test pit.

The rule that shapes the design

North Kawartha's zoning by-law, 26-2013, keeps new development and leaching beds 30 metres back from the high water mark. Septic tanks, holding tanks and other treatment units are listed exceptions: they can sit inside the 30 metres without a minor variance if the owner shows the waterfront environment is not harmed. On a tight cottage lot, that lets the tank go close to the cottage and the bed go back up the slope.

Septic installation in Apsley and North Kawartha: your questions answered

Who issues the septic permit in North Kawartha?

The Township of North Kawartha Building Department. North Kawartha has no municipal water or sewer, so every property relies on its own system. We prepare the application and book the inspections.

Does the Township inspect existing septic systems?

North Kawartha's council started a sewage system maintenance inspection program in 2014, covering properties across the whole township in phases, to keep its lakes and groundwater clean. Owners in each phase are notified by mail before the inspection.

My old bed failed and it is inside 30 metres. Can the new one go there?

Only as a last resort. The by-law asks for 30 metres if possible, or the greatest setback achievable, and a replacement system does not always need a minor variance when it can only fit closer. We walk the lot and show you the options.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
