Septic installation in Oshawa, Whitby and Brooklin

Septic installation in Oshawa and Whitby is countryside work: Oshawa's Official Plan has development in the Hamlet of Raglan run on a private drilled well and a private waste disposal system, and Whitby plans Ashburn, Myrtle, Myrtle Station and Macedonian Village around private wells and sewage systems. We install new systems and replace failing ones on those hamlet lots and the farms around them, file with the right permit office for you, and give you a written price after the site visit.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Oshawa, Whitby and Brooklin: what changes here

Who issues the permit

Two offices, depending on the side of the line. Oshawa is the one Durham municipality where the City, not the Durham Region Health Department, issues the sewage system permit; its building permit application has a Sewage system type for any new or repaired septic system and for converting from septic to sewer. In Whitby, the Durham Region Health Department issues it, with the provincial permit form, Schedule A and the system drawing. We file with whichever office covers your lot and book the inspections.

The ground you are on

Most of this countryside is Oak Ridges Moraine. Oshawa's plan designates Raglan Hamlet ORM, entirely inside the Moraine plan area, and recognizes the Moraine's sensitive headwater and groundwater recharge functions; Whitby designates Ashburn, Myrtle and Myrtle Station as Oak Ridges Moraine Rural Settlement. Recharge ground drains readily, which puts the weight of the design on treatment and on staying clear of the wells that draw from it. The test hole and the well locations set the layout.

The rule that shapes the design

Both plans tie new lots to proof the ground can take a septic system. In Raglan, every infill consent or subdivision needs a detailed engineering report, based on test drilling, showing enough potable water, soil fit for a private system and adequate separation between the water table and the tile field. In Whitby's hamlets, severances follow Durham Region's Drilled Wells and Lot Sizing Policies, and a hydrogeological report may be required.

Septic installation in Oshawa, Whitby and Brooklin: your questions answered

Who issues the septic permit in Oshawa? In Whitby?

In Oshawa, the City, through a building permit with the Sewage system application type. In Whitby, the Durham Region Health Department. Oshawa is the exception to the Region's usual role. We file with the right one.

Is Raglan going to get sewers?

Oshawa's plan treats Raglan as a privately serviced hamlet: residential growth limited to internal infilling, larger lots that fit private services, and the City watching groundwater with the Region and the Province. Private systems remain the norm, and we install and replace them.

I want to sever a lot in Ashburn. What does the septic side involve?

Whitby sends hamlet severances through Durham Region's Drilled Wells and Lot Sizing Policies so each lot can carry a private well and sewage system, and it can ask for a hydrogeological report. Once the lot exists, we install the system to the approved design.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
