Septic installation in Coboconk, Norland and Kinmount

Septic installation in Coboconk, Norland and Kinmount starts with the soil, because north of Balsam Lake there is often very little of it over the rock. Cottages on Shadow, Silver and Head Lake and farms toward Kirkfield sit on a thin, stony loam over limestone, with Shield granite beginning up the Gull River. Near the Norland and Kinmount water intakes, a new system also joins the City's five-year inspection list. We prepare the City of Kawartha Lakes application and meet the area inspector on site.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Coboconk, Norland and Kinmount: what changes here

Who issues the permit

The City of Kawartha Lakes Building and Septic Division issues the permit for any sewage system up to 10,000 litres a day, and it wants one for a replacement system or the replacement of any single component, not only a new install. Each application goes to the Septic Inspector for your area, who works through the code review and inspects the site. Once the package is complete, most residential permits are issued within 10 business days. We assemble the package, dig the test holes and book every inspection the permit card lists.

The ground you are on

The county soil survey maps a shallow phase of Dummer loam from north of the Trent-Severn canal on the northwest side of Balsam Lake up to Norland, and east toward Four Mile Lake. It is a thin, very stony soil, rich in carbonates, over limestone, and above Norland the Gull River runs through Canadian Shield. Thin soil over rock often means a bed raised on imported fill to get the depth the Building Code counts. The test pit at the site visit shows how much soil your lot has.

The rule that shapes the design

Norland and Kinmount both draw municipal water from surface intakes, and the Trent source protection maps outline a protection zone around each. Septic systems inside those zones are on the City's mandatory maintenance inspection program, once every five years, under the Clean Water Act and the Building Code. A new or replaced system there joins the list as soon as it is installed, so we leave the tank lids easy to uncover for the inspector.

Septic installation in Coboconk, Norland and Kinmount: your questions answered

Who issues the septic permit in Coboconk or Norland?

The City of Kawartha Lakes Building and Septic Division. Your file goes to the Septic Inspector for your area, who inspects the site before the permit is issued. We prepare the application and meet the inspector.

I am adding a bunkie or a boathouse. Does the septic come into it?

Often, yes. Kawartha Lakes reviews the existing sewage system when you add an accessory building such as a garage, shed, bunkie or boathouse, or an addition with a bedroom or plumbing fixtures. If the existing bed is too small, you get a written price for the replacement after one site visit.

Can I put a septic on a vacant lot before I build?

Not on its own. The City issues a septic permit on vacant land only once the building permit application is in and substantially complete, and any lot grading and drainage plan is approved. The Building Code also calls for a full Class 4 system, a tank and a leaching bed, on vacant land.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
