Septic installation in Bradford West Gwillimbury

Septic installation in Bradford West Gwillimbury is permitted by the Town's Building Division, and most of the demand sits outside Bradford's sewers. The Official Plan keeps Newton Robinson on private services, and Bond Head runs on partial and private services until full municipal servicing arrives. We install new systems and replace failing beds on farms and rural lots around Newton Robinson, Bond Head, Coulson's Hill, Dunkerron and the Holland Marsh. An owner is on every job, digging with excavators we own.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Bradford West Gwillimbury: what changes here

Who issues the permit

Bradford West Gwillimbury requires a building permit for the installation, alteration, extension or repair of an on-site sewage system, issued by the Town's Building Division. Where a lot falls in a regulated area, the Lake Simcoe Region Conservation Authority or the Nottawasaga Valley Conservation Authority can require its own approval for the work. That conservation permit or letter of clearance has a long turnaround, so the Town recommends getting it before the building permit application goes in. We prepare both packages and file the conservation authority request first.

The ground you are on

LSRCA's West Holland plan describes the Holland Marsh as a polder on a flat plain at 220 to 225 metres, once a shallow extension of Lake Simcoe, first drained in 1927 and kept dry through inner and outer canals. The Town's Official Plan calls the marsh soil muck and notes it depends on a mechanical drainage and water table lowering system. Higher ground between Bradford and Schomberg is a rolling clay plain broken by valleys. A shallow water table and dense clay are the two things our test pits look for.

The rule that shapes the design

Lake Simcoe Protection Plan policy 4.15-DP bars a new septic system within 100 metres of the Lake Simcoe shoreline, another lake or any permanent stream. The exceptions cover agricultural uses, replacing or expanding an existing system, and one dwelling the zoning allowed when the Plan took effect. Systems already inside the Town's LSRCA-defined areas are inspected every five years, by the Town or through a third-party certificate returned within 21 business days. On lots near Cook's Bay or the Holland River, that 100 metre line decides what a new design can be.

Septic installation in Bradford West Gwillimbury: your questions answered

Who issues septic permits in Bradford West Gwillimbury?

The Town's Building Division, for installing, altering, extending or repairing an on-site sewage system. A lot in a regulated area may also take an LSRCA or NVCA permit, and the Town suggests getting that first because it takes longest. We file both applications.

Can I put a new septic system near the Holland River?

Not within 100 metres of the Lake Simcoe shoreline, another lake or a permanent stream, unless an exception in the Lake Simcoe Protection Plan applies: replacing or expanding an existing system, one dwelling the zoning allowed when the Plan took effect, or an agricultural use. We measure the distance before any design work.

Is Newton Robinson getting sewers?

No. The Town's Official Plan keeps Newton Robinson on private services with no settlement expansion, allowing minor infilling only where a lot can be privately serviced. Bond Head is the other case: partial and private services today, with full municipal servicing planned. We install and replace septic systems in both.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
