Septic installation in Pickering and Ajax

Septic installation in Pickering belongs to the rural north: TRCA notes that 71 percent of the Duffins Creek watershed is still rural, with estate subdivisions and country homes, and Pickering's plan lists eight hamlets from Claremont and Balsam to Whitevale and Cherrywood. Those are the lots we work on: new systems for new houses, full replacements for failed beds, the Health Department permit handled, and a written price once we have seen the site.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Pickering and Ajax: what changes here

Who issues the permit

In Pickering and Ajax, the sewage system permit comes from the Durham Region Health Department, while the City or Town issues the building permit for the house. Applications and amendments go to the Health Department by email, and general sewage questions go to its environmental health line. Its Lake Simcoe maintenance inspection program runs under contract for Brock and Uxbridge only, so it does not reach Pickering lots. We look after the application, the filing and the inspector's visit.

The ground you are on

TRCA describes three kinds of ground in the Duffins Creek watershed. Around Claremont, the Oak Ridges Moraine is hilly sand and gravel with small ponds. Through the middle, the South Slope is drumlins of glacial till, an unsorted mix of clay, silt, sand, gravel and boulders. Sand drains fast and puts the weight on treatment and well clearances; mixed till drains unevenly and often needs a larger bed. The test hole tells us which one your lot sits on.

The rule that shapes the design

Pickering's plan asks new non-farm rural lots for a site suitability study showing potable water and soil conditions satisfactory for a private sewage system on each lot, without harm to the neighbours' water or soil. On the Moraine it prohibits partial services, such as municipal water without municipal sewers. And the City expects five of its eight hamlets to sit within or beside future urban areas; Claremont, Cherrywood and Balsam stay rural.

Septic installation in Pickering and Ajax: your questions answered

Who issues the septic permit in Pickering?

The Durham Region Health Department, not the City. Pickering issues the building permit for the house. We file the sewage system application and book the inspection.

Will my hamlet get sewers as Seaton grows?

Some may sit beside new urban areas, but the City's own review says Claremont, Cherrywood and Balsam will not be within or next to future urban development, and its plan bars partial services on the Moraine. Private systems remain the norm, and we install and replace them.

I'm in an estate subdivision near Brougham. What does a replacement involve?

A test hole to read the till or sand, a design sized to the house, a Health Department permit and the install. Estate lots usually have room for the bed, and we locate the well first so the layout clears it.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
