Septic installation in Lindsay and Kawartha Lakes

Septic installation in Lindsay and across the City of Kawartha Lakes works on limestone plain, where a seasonal water table often sits close to the surface. That is why so many replacements around Lindsay, Omemee and Little Britain end up as raised beds, and why the test holes come first. We install new systems and replace failed ones, file the permit with the City's Building and Septic Division and book every inspection.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Lindsay and Kawartha Lakes: what changes here

Who issues the permit

The City of Kawartha Lakes Building and Septic Division administers Part 8 from its Lindsay office. Permits are required for every new system, replacement, addition and repair, and an inspector visits to check the test holes before the permit is issued. Contact there is septicpermits@kawarthalakes.ca or 705-324-9411, extension 2126 for the north area inspector and 1312 for the south. We prepare the application, dig the test holes and meet the inspector.

The ground you are on

Much of Kawartha Lakes sits on limestone plain with a seasonal water table that rises close to the surface in low ground. That is why so many replacements here end up as raised beds, and why the test hole matters: it tells us how much unsaturated soil there is to work with before we price the bed.

The rule that shapes the design

On farm lots and rural severances the setbacks to wells, property lines and any watercourse decide where the bed goes. We locate the well and the neighbours' wells at the site visit so the design clears the inspector the first time.

Septic installation in Lindsay and Kawartha Lakes: your questions answered

Who issues the septic permit in Kawartha Lakes?

The City of Kawartha Lakes Building and Septic Division, Lindsay office. We handle the application and meet the inspector at the test holes.

Do I need a permit to replace a failed bed?

Yes. Kawartha Lakes requires a sewage system permit for replacements and repairs as well as new installs. We file it.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
