Demolition in Bobcaygeon and Fenelon Falls

A demolition contractor in Bobcaygeon and Fenelon Falls is often taking down an old cottage on Pigeon, Sturgeon or Cameron Lake to make room for a new build. Both villages are part of a City heritage inventory, and a designated building needs Council's consent before it comes down. We are based in Bobcaygeon, so the site visit happens fast, and the permit, the disconnects and the haul are planned before a machine arrives.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Bobcaygeon and Fenelon Falls: what changes here

Who issues the permit

The City of Kawartha Lakes Building and Septic Division issues the demolition permit, and under the Building Code Act nothing is demolished until the chief building official has issued one. If the lot sits in a conservation authority's regulated area, which on these lakes takes in the shoreline flood hazard plus 15 metres, that authority's approval or written exemption comes before the application. The City's Demolition Information Form then covers heritage status, building size and services. We prepare both and book the disconnects with Hydro One and Enbridge Gas.

The ground and the access

Bobcaygeon sits where Kawartha Conservation maps limestone plain and bare rock ridges in the north of the Pigeon Lake watershed, and the Bobcaygeon Formation underneath is one of south-central Ontario's major aggregate sources. Old basements here are often set into that rock, so taking a foundation out can mean breaking it off the bedrock. The hole is backfilled with clean, compacted material and graded to drain, ready for the next foundation.

The rule that shapes the job

Heritage. Kawartha Lakes inventoried Bobcaygeon's historic properties in 2022 and started Fenelon Falls in 2023. A property designated under Part IV of the Ontario Heritage Act needs Council's approval to be demolished: the Municipal Heritage Advisory Committee reviews the application first, and Council decides within 90 days to refuse, consent, or consent with conditions. We check the Heritage Register before we quote.

Demolition in Bobcaygeon and Fenelon Falls: your questions answered

Where does the demolition waste go?

To City-run sites. The Fenelon landfill on Mark Road, north of Cameron, is one of five City landfills, and the Lindsay Ops landfill runs a construction and demolition recycling bunker. Loads are tarped and recyclables separated, and any asbestos is booked with City Waste Management 48 hours ahead.

Do I need an asbestos survey for an old cottage?

Yes. Ontario Regulation 278/05 has the owner get an examination for asbestos-containing material, and a written report, before demolition is arranged, and the Occupational Health and Safety Act requires the list of designated substances to reach the contractor before a contract is signed. We line that survey up first.

What happens to the old well?

Ontario's wells regulation has the owner abandon a well that is no longer used or kept for future use, sealed by a well contractor. If the new house will draw from the same well, it stays in service and is protected during the work.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
