Septic installation in Beaverton, Cannington and Sunderland

Septic installation in Beaverton, Cannington, Sunderland and the rest of Brock Township goes through the Durham Region Health Department, which approves private sewage system designs across the Region outside Oshawa. We install new systems for new builds and replace failed beds on farms, in hamlets and on Lake Simcoe lots. The ground changes fast here, from old lake-bottom silt and clay near the shore to drumlin till over limestone inland, so the test hole on your lot sets the design.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Beaverton, Cannington and Sunderland: what changes here

Who issues the permit

The Township of Brock does not issue the sewage system permit. The Durham Region Health Department approves the design and building of private sewage systems in Brock, and its nearest counter is the Port Perry office at 181 Perry Street, second floor. It takes the provincial permit form, the two-page Schedule A and the system drawing together, and it turns away incomplete applications. An inspector visits the lot, so the Health Department asks for a site clear of standing water, snow and obstructions. We put the package together, file it and meet the inspector.

The ground you are on

Inland Brock sits in the Peterborough Drumlin Field: limestone bedrock under a sandy till that gets thinner to the north, cut by valleys with wide, swampy bottoms. The Lake Simcoe Region Conservation Authority notes that silty and clayey soils dominate the drumlins and limit how fast water soaks in. Slow soil usually means a larger bed, a wet valley floor means a shallower or raised one, and thin till over rock in the north can mean imported fill. The test hole tells us which.

The rule that shapes the design

Brock contracts the Durham Region Health Department to run a septic maintenance inspection program in the Lake Simcoe watershed. It covers systems within 100 metres of Lake Simcoe or another waterbody in the watershed that went in before January 1, 2016. Inspections are visual, run from late May to the end of August, and an inspector who finds a system not working can issue an Order to Comply. A replacement built now is designed to pass that visit.

Septic installation in Beaverton, Cannington and Sunderland: your questions answered

Who approves a septic system in Brock Township?

The Durham Region Health Department, not the Township. The closest office is in Port Perry at 181 Perry Street, and it also takes applications by email. We put the application together, file it and book the inspection.

My lake property got an Order to Comply after the summer inspection. What happens now?

If the Health Department's inspection under Brock's Lake Simcoe program finds the system failing and it is past fixing, the answer is a replacement with a new sewage system permit. We walk the lot, give you a written price after the visit and file the permit. If it only needs a fix, we tell you so.

Why does a bed near Cannington come out bigger than one on sand?

The drumlin till around Cannington is silty and clayey, and water moves through it slowly. A slow soil needs more bed area to treat the same flow, so the size comes from the test hole and the soil description on the permit drawing.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
