Landscaping in Oshawa, Whitby and Brooklin

Landscaping in Oshawa usually skips the site alteration permit only while the job stays small: under 20 cubic metres of fill, nothing changed within 0.6 metres of the lot line, and every swale left alone. Whitby exempts pools and minor gardening and landscaping outright. Typical builds here are a backyard patio and walkway in town, a pool surround in Brooklin, or terraced stone on a hamlet lot. Our own machines build the base, an owner sees it through, and the Ontario Dig Authority (formerly Ontario One Call) locate is filed.

Patios, walkways and walls

The stone you walk on every day, laid on a base built to stay flat through a Kawartha winter.

  • ✓Natural stone, flagstone and interlock patios
  • ✓Walkways, front entrances and stone steps
  • ✓Armour stone and block retaining walls
  • ✓Pool surrounds
  • ✓Grading, drainage and sod to finish the yard

Outdoor living

The pieces that turn a yard into the place everyone ends up on a summer night.

  • ✓Fire pits and seating areas
  • ✓Pergolas and privacy screens
  • ✓Outdoor kitchens
  • ✓Decks and fences

We run our own excavators and skid steers, so the base under your patio is dug, graded and compacted by the same crew that lays the stone. The base is what decides whether a patio stays flat through freeze and thaw.

Walls that need them get structural drawings and a permit before we dig, and every build ends with a walk-through and a written warranty contract.

Building yards in Oshawa, Whitby and Brooklin: what changes here

Permits and locates

In Oshawa, lawn dressing, landscaping and garden beds on residential land are exempt only if the fill stays under 20 cubic metres, the grade within 0.6 metres of the property line does not change, and no swale or drainage is touched. An in-ground pool takes a site alteration permit; above-ground pools do not. City staff will review a landscaping plan at no cost and say whether a permit applies. Whitby exempts pools and minor gardening and landscaping from its site alteration permit. We check the plan against both.

The ground you are on

Both cities sit across ground that feeds the aquifers. Oshawa's plan maps high volume recharge areas on the Oak Ridges Moraine and the Lake Iroquois Beach and can ask for stormwater design that keeps the water budget whole. In a yard, that favours letting water soak in: permeable joints, a granular base that drains, and grading that sends roof and patio water to lawn and beds, away from the foundation and the neighbours.

The rule that shapes the build

Trees can shape the plan. Oshawa's Tree By-law protects City trees, usually within 2 metres of the curb or 1.5 metres of the sidewalk, and Forestry reviews driveway work near one. Whitby requires a tree removal permit on private land in woodlots of 0.2 to 1.0 hectares, on residential lots of 2.02 hectares or more, on Greenbelt or Oak Ridges Moraine lands, and in the Werden's Plan and Brooklin heritage districts. We check before anything is cut.

Landscaping in Oshawa, Whitby and Brooklin: your questions answered

Can I regrade my backyard in Oshawa without a permit?

Yes, if you stay under 20 cubic metres of fill, leave the grade within 0.6 metres of the property line alone and keep every swale and drain working. Past that, a site alteration permit through the City's Application Portal. City staff will review your plan at no cost.

Does a pool need a site alteration permit?

In Oshawa, an in-ground pool does and an above-ground pool does not. In Whitby, pools are exempt from the site alteration permit. Pool enclosure and building rules still apply in both. We design the surround to fit.

I'm in Brooklin's heritage district. Can I take out a tree for a patio?

Whitby requires a tree removal permit for private trees inside the Brooklin and Werden's Plan heritage conservation districts. We plan the patio around the tree or file the permit first.

What do you build?

Patios and walkways in natural stone, flagstone and interlock, armour stone and block retaining walls, stone steps, pool surrounds, fire pits, pergolas and privacy screens, outdoor kitchens, decks and fences, plus the grading and sod that finish it.

How does pricing work?

The first visit gives you rough numbers. After the design meeting you get a detailed quote, a 10% deposit locks the scope and materials, and the final quote is the exact price for the job.

What size of project do you take on?

Most builds start around $20,000, from a patio and wall up to a full backyard at $150,000 and more.

When can you start?

One crew builds a limited number of yards each season. Designs signed over the winter are scheduled first for spring.

Do I need a permit?

Most patios and garden walls do not. A retaining wall over 1 metre of exposed height next to public property, access to a building, or private property the public is admitted to is a designated structure under the Ontario Building Code: it is designed to the Code's structural rules and takes a building permit, and we arrange the engineering. Anything close to the water needs the conservation authority's permit first. We check at the first visit.

Who is on site?

One or both of the owners, every day of the build, managing the job and keeping you and your neighbours in the loop.

Other areas and services

Every page has the local permit office, the ground and the rules for that area.
