Landscaping in Bowmanville, Newcastle and Clarington

Landscaping in Clarington comes with written grading rules: the Municipality's site alteration instructions for residential landscaping and pools set slopes, setbacks from lot lines and even the stone allowed beside the fence. New subdivisions in Courtice, Bowmanville and Newcastle often want a first patio, walkway and pool surround once grading clears; older lots in Orono lean to stone walls. We draw the grading plan, build on a base our machines compact, keep an owner on the job and file the Ontario Dig Authority (formerly Ontario One Call) locate.

Patios, walkways and walls

The stone you walk on every day, laid on a base built to stay flat through a Kawartha winter.

  • ✓Natural stone, flagstone and interlock patios
  • ✓Walkways, front entrances and stone steps
  • ✓Armour stone and block retaining walls
  • ✓Pool surrounds
  • ✓Grading, drainage and sod to finish the yard

Outdoor living

The pieces that turn a yard into the place everyone ends up on a summer night.

  • ✓Fire pits and seating areas
  • ✓Pergolas and privacy screens
  • ✓Outdoor kitchens
  • ✓Decks and fences

We run our own excavators and skid steers, so the base under your patio is dug, graded and compacted by the same crew that lays the stone. The base is what decides whether a patio stays flat through freeze and thaw.

Walls that need them get structural drawings and a permit before we dig, and every build ends with a walk-through and a written warranty contract.

Building yards in Bowmanville, Newcastle and Clarington: what changes here

Permits and locates

Clarington's instructions for residential landscaping and pool installation keep the original drainage pattern and set finished grades between 2 and 5 percent, with a 3 to 1 slope where steeper ground cannot be avoided. Landscaping and retaining walls sit at least 0.6 metres off the property line. Stone inside that strip is 19 millimetre clear stone or river rock, no more than 150 millimetres deep, and any weeper outlets inside the property, never buried. The grading plan shows swales, surfaces and every elevation change. We draw it and file the permit.

The ground you are on

South of the old Lake Iroquois beach, Clarington's Soper Creek study describes the Iroquois plain as flatter and made of much finer-grained deposits, the silt and clay of the old lake floor. Fine soil holds water and heaves in a freeze, which is what tips patio slabs and pushes walls. We excavate to firm ground, build a deeper compacted granular base, and grade inside the Municipality's 2 to 5 percent range so water leaves the stone and the house.

The rule that shapes the build

Soil moving on or off the lot is part of the permit. Clarington asks for a soils management plan with the scope, schedule, contractor and haul route, and where material is not coming from or going to a zoned landscaping yard or an aggregate pit, a qualified person's statement that it meets Ontario Regulation 406/19. In a new subdivision, deck and pool enclosure permits can wait until the developer's engineer certifies the lot grading. We plan the build around both.

Landscaping in Bowmanville, Newcastle and Clarington: your questions answered

How close to my lot line can a garden wall go in Clarington?

No closer than 0.6 metres. Clarington's residential landscaping instructions set that offset for landscaping and retaining walls, and limit what goes in the strip to clear stone or river rock no deeper than 150 millimetres.

Does a backyard pool need a site alteration permit?

In Clarington, pool installation is covered by the same residential site alteration instructions as landscaping, with a grading plan, a soils management plan and, for outside material, a soils statement. The pool enclosure permit is separate. We prepare both.

We just moved into a new home in Courtice. When can we build the patio and deck?

Check your purchase agreement first. The builder often holds a grading deposit until the subdivision is assumed, and Clarington may not issue deck or pool enclosure permits until the developer's engineer certifies the lot grading. We can design now and build once that clears.

What do you build?

Patios and walkways in natural stone, flagstone and interlock, armour stone and block retaining walls, stone steps, pool surrounds, fire pits, pergolas and privacy screens, outdoor kitchens, decks and fences, plus the grading and sod that finish it.

How does pricing work?

The first visit gives you rough numbers. After the design meeting you get a detailed quote, a 10% deposit locks the scope and materials, and the final quote is the exact price for the job.

What size of project do you take on?

Most builds start around $20,000, from a patio and wall up to a full backyard at $150,000 and more.

When can you start?

One crew builds a limited number of yards each season. Designs signed over the winter are scheduled first for spring.

Do I need a permit?

Most patios and garden walls do not. A retaining wall over 1 metre of exposed height next to public property, access to a building, or private property the public is admitted to is a designated structure under the Ontario Building Code: it is designed to the Code's structural rules and takes a building permit, and we arrange the engineering. Anything close to the water needs the conservation authority's permit first. We check at the first visit.

Who is on site?

One or both of the owners, every day of the build, managing the job and keeping you and your neighbours in the loop.

Other areas and services

Every page has the local permit office, the ground and the rules for that area.
