Demolition in Mount Albert and East Gwillimbury

House demolition in East Gwillimbury, full or partial, is on the Town's list of work that needs a building permit, the same as new construction. On the rural lots around Mount Albert, Holt and Ravenshoe the job is often an old farmhouse, barn or garage; in Holland Landing, Sharon and Queensville, a teardown before a rebuild. An owner runs each one on machines we own, once the Town permit and the Ontario Dig Authority (formerly Ontario One Call) locate are in place.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Mount Albert and East Gwillimbury: what changes here

Who issues the permit

East Gwillimbury lists full or partial building demolition among the work that requires a building permit from the Town, applied for alongside a zoning check. The province requires a designated substances list in the contractor's hands before any contract is signed, and O. Reg. 278/05 governs any asbestos removal. If the rural lot's well is retiring with the house, the owner has it plugged and sealed and the well record filed, and a lot near a York Region municipal well may sit in a wellhead protection area. We line it all up.

The ground and the access

Along the Black River, East Gwillimbury's ground falls from about 345 metres on the Oak Ridges Moraine to 219 metres at Lake Simcoe, with tributaries such as Mount Albert Creek and Vivian Creek cutting through. On a sloping rural lot, the hole left by a basement collects water from upslope. We backfill in compacted lifts, shape the grade to drain away from the new building site, and keep sediment out of the nearest creek.

The rule that shapes the job

York Region's East Gwillimbury depot on Garfield Wright Boulevard takes scrap metal and metal appliances from York Region residents, but not garbage. That makes sorting on site worth the effort: steel, wiring and appliances go to recycling, and mixed debris goes to a facility that takes it. We separate the loads as the building comes apart and keep the site clean as we go.

Demolition in Mount Albert and East Gwillimbury: your questions answered

Do I need a permit to take down a barn in East Gwillimbury?

The Town lists full or partial building demolition as work that requires a building permit. We confirm with the Town for your building and file the application.

Is my lot near a municipal well a problem for demolition?

Not a barrier, but it matters. East Gwillimbury maps wellhead protection areas around York Region wells, and work there gets extra care with fuel, debris and sediment. We plan the site around it.

Where does the scrap metal go?

York Region's East Gwillimbury depot accepts scrap metal and metal appliances from residents. We pull the metal out as the building comes down so it is recycled.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
