Septic installation in Newmarket, Aurora and King

Septic installation in King, Aurora and Newmarket runs through each municipality's own building division, and most of the work is in rural King, where 66 per cent of the township sits on the Oak Ridges Moraine. We install systems for new homes and replace failed beds around King City, Nobleton, Schomberg, Kettleby and Pottageville, and on the country lots at the edges of Aurora and Newmarket. An owner is on every job, with excavators we own and the permit package filed for you.

  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Newmarket, Aurora and King: what changes here

Who issues the permit

King Township's Building Division issues the permit for a new septic system and for any repair, upgrade or material alteration of an existing one. Its application guide calls for a site evaluation on every new or replacement system, with at least three percolation tests or a soil engineer's grain size analysis to set the soil's T-time, and a scaled site plan showing wells, watercourses and lot lines. King does not accept the application until applicable law is met, which can mean an LSRCA or TRCA permit first. Aurora and Newmarket issue on-site sewage permits through their own building divisions. We prepare and file the package.

The ground you are on

The Province describes the Oak Ridges Moraine as the divide between rivers draining south to Lake Ontario and north to Lake Simcoe, and lists its sand and gravel among its resources. King City sits on it. Township mapping notes dry sandy moraine soils in the Maple Uplands south of King City and kettle lakes north of Nobleton, while the King edge of the Holland Marsh around Ansnorveldt is poorly drained organic peat. Fast sand and wet peat call for very different beds, so the test pits come before the design.

The rule that shapes the design

King's mandatory septic maintenance inspection program, in effect since January 1, 2016, covers systems within 100 metres of rivers, streams, lakes or ponds in the Lake Simcoe watershed that flow in an average year. Those systems are inspected every five years; the Township does the first visual inspection at no cost, or the owner hires a qualified contractor and sends in the report. Aurora runs the same Building Code program for its streams and three source water vulnerable areas. A new bed near a creek is built expecting that visit.

Septic installation in Newmarket, Aurora and King: your questions answered

Who issues septic permits in King Township?

The Township of King's Building Division, for a new system and for any repair, upgrade or material alteration. Applications go in online with the designer's forms, the site plan and the soil results, and King holds them until any LSRCA or TRCA approval is in place. We prepare and file the package for you.

Is my Aurora septic system in the mandatory inspection area?

Possibly. When Aurora set up its program in 2016, staff counted 467 known sewage systems in town and 127 properties in the mandatory area, near Lake Simcoe watershed streams or inside three source water vulnerable areas. Those are inspected every five years. When a bed fails, we replace it.

Does Newmarket check private septic systems?

Yes. Newmarket's 2026 building fee schedule includes a provincially mandated private sewage system review: owners send in third party review certificates and proof of regular maintenance at no Town fee, and charges apply to owners who do not respond. We replace systems that fail the review.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
