Septic installation in Stouffville

Septic installation in Stouffville covers more homes than people expect: a 2011 York Region report counted about 300 homes at Vandorf and Preston Lake and about 30 in East Gormley on private water and wastewater systems, beyond the farms and moraine lots around Ballantrae and Musselman's Lake. We install new systems and replace failing ones across the Town's rural side, with the Town septic permit filed for you and a written price after the site visit.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Stouffville: what changes here

Who issues the permit

The Town of Whitchurch-Stouffville issues a septic permit to install, modify or replace a system. The package goes in through the Town's Permit Portal or by email: the building permit application, an Applicable Law Checklist, the designer and installer schedules, a plumbing data sheet, system drawings, a statement of design, and a site plan showing the system's clearances to buildings, wells and property lines. We put that package together, file it and book the Town's inspections.

The ground you are on

Much of rural Stouffville sits on the Oak Ridges Moraine. LSRCA's Black River plan describes moraine sand and gravel as much as 90 metres thick, with so little surface drainage that rain mostly soaks straight in, which makes it one of the most important recharge zones in southern Ontario. Sand drains well, so the design work shifts to treatment and to keeping clear of wells that draw from the same ground. The test hole and the well locations set the layout.

The rule that shapes the design

Stouffville's maintenance inspection program reaches well beyond Lake Simcoe. A system needs a maintenance inspection every five years if it is within 100 metres of a stream that flows in an average year, a lake or pond connected to one, any other lake or pond larger than eight hectares, or the Lake Simcoe shoreline. The Town's map shows which lots are in, and owners email the certificate to the Town. A new system is built to pass it.

Septic installation in Stouffville: your questions answered

Who issues septic permits in Stouffville?

The Town of Whitchurch-Stouffville, for installing, modifying or replacing a system, through its Permit Portal or by email. We prepare the application, the site plan and the schedules, and meet the inspector.

Will Vandorf or Preston Lake get sewers?

York Region's 2011 report noted that the Greenbelt Plan does not allow lake-based water and sewage services to be extended into areas like the Greenbelt part of Vandorf and Preston Lake, except to deal with failed private systems or protect public health. Private systems remain the plan, and we install and replace them.

My property is near Musselman's Lake. Am I in the inspection program?

Possibly. The Town's program covers systems within 100 metres of flowing streams, connected lakes and ponds, any lake or pond over eight hectares, and the Lake Simcoe shoreline. The Town's inspection map shows your lot. If you are in, a new system restarts the five-year cycle.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
