Demolition in Bradford West Gwillimbury

Demolition in Bradford West Gwillimbury starts with one Town form, the Demolition Pre-Permit Clearance, and every agency sign-off on it goes in with the permit application. We take down whole houses, farmhouses, barns, garages and pools, from older farm lots around Bond Head and Newton Robinson to Holland Marsh properties, where LSRCA counts roughly 500 houses and 350 barns. An owner runs every job, the debris is hauled away, the site is graded, and salvage is set aside on request.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Bradford West Gwillimbury: what changes here

Who issues the permit

The Town's Building Division issues the demolition permit. Its clearance form collects the mandatory sign-offs, from Community Planning and, where they apply, the Lake Simcoe Region or Nottawasaga Valley Conservation Authority and the Ministry of Transportation, plus confirmation that the Town's water, wastewater and transportation staff, the County of Simcoe, Alectra Utilities or Hydro One, Enbridge Gas, Bell and Rogers have been notified of each disconnect. All of it is submitted together with the application. Work in a road allowance takes a Town road occupancy permit. We collect the sign-offs, request the disconnects and file the permit for you.

The ground and the access

Upland lots across the old West Gwillimbury township sit on Schomberg clay, laid down in a glacial lake and about 15 feet deep on average, with stony Bondhead till on some hilltops. The Holland Marsh is organic muck behind dykes, and LSRCA places the whole Marsh in the Regional Storm flood plain of the West Holland River, listing flood plain, wetland and unstable soils among its hazards. We plan the machine route and the backfill for the ground on your lot, and grade the site when the hole is filled.

The rule that shapes the job

Heritage. Every demolition application for a property on the Town's Municipal Heritage Registry goes to Council for approval, and for a listed property that is not designated, the Ontario Heritage Act calls for 60 days' written notice to Council first. In November 2024 and February 2025 Council gave notice of intent to designate five farmhouses built between about 1845 and 1880, on County Road 88, County Road 27, Line 6 and Line 10. We check the registry before we quote.

Demolition in Bradford West Gwillimbury: your questions answered

Do I need an asbestos survey before demolishing an old farmhouse in Bradford West Gwillimbury?

Yes. Ontario Regulation 278/05 has the owner get an asbestos examination before arranging demolition, and the Occupational Health and Safety Act has the owner list every designated substance on site and hand that list to the contractor before a contract is signed. We read that report before giving you the written price.

Can I rebuild after tearing down a house in the Holland Marsh?

Often, with LSRCA approval. Where flooding would run deeper than 0.8 metres, its guidelines allow a replacement house if the old one was not abandoned or derelict for a year or more, the new one sits in the same spot or a safer one, and habitable space does not grow. We plan the teardown around those conditions.

Is a fill permit required to backfill the basement after demolition in Bradford?

Not when the fill only brings the hole back to existing grade. The Town's Fill and Site Alteration By-law exempts that work once the demolition permit is issued. Raising the lot above the old grade is a separate permit. We backfill, haul the debris away and grade the site.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
