Septic installation in Millbrook and Cavan Monaghan

Septic installation in Millbrook and Cavan Monaghan goes through the Township's building department, which also reviews the existing system whenever a house is renovated or added to. The soils change fast here: sandy outwash and creek alluvium in North Monaghan, clay-capped till that drains slowly in the low ground, and the Oak Ridges Moraine across the southwest corner. The Official Plan even sets how far a new tile field sits from the road.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Millbrook and Cavan Monaghan: what changes here

Who issues the permit

The Township of Cavan Monaghan Building Department issues the permit to install, or replace any part of, a septic system, and the owner, the designer or the installer can apply through Cloudpermit. The submission carries the designer and installer schedules and a septic layout plan showing distances to lot lines, buildings, the well, any high water mark and overhead power lines. Depending on the lot, conservation authority, source water protection, MNR, MTO or MECP approvals come with it. We assemble the package and book the inspections.

The ground you are on

The county soil survey maps three very different soils across the old North Monaghan township. Dundonald sandy loam lies on 30 to 100 centimetres of sandy alluvium west of the Otonabee floodplain, and Tioga soils sit on sandy outwash, both well drained. Solmesville soils, in the low ground moraine, carry 30 to 60 centimetres of lake-laid silty clay over till and drain imperfectly. Which one is under your lot decides the bed, so we dig a test pit first.

The rule that shapes the design

Cavan Monaghan's Official Plan sets new septic tile fields back at least 10 metres from every road allowance, so a road rebuild never means paying to move a bed. On a narrow rural frontage, that 10 metres, plus the well and lot-line clearances, decides where the bed fits before anything else does. We lay it out at the site visit.

Septic installation in Millbrook and Cavan Monaghan: your questions answered

Who issues the septic permit in Cavan Monaghan?

The Township of Cavan Monaghan Building Department, through Cloudpermit. The owner, the designer or the installer can submit it, and we handle that for you.

I am renovating. Will the Township look at my septic?

If the work adds bedrooms, adds plumbing fixtures, raises the occupant load, grows the finished area by more than 15 percent or past 200 square metres, it triggers an Existing Septic System Review. The Township inspects the tank from inside and may ask for the bed to be exposed, then either confirms capacity in writing or asks for a permit to resize or replace.

Is there an inspection program near Millbrook?

Yes. Cavan Monaghan maps source water protection areas, including one around Millbrook, and runs Building Code mandatory maintenance inspections on septic systems inside them. A new system there is built to pass that inspection.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
