Septic installation in Lakefield, Bridgenorth and Ennismore

Septic installation in Lakefield, Bridgenorth and Ennismore runs through the Township of Selwyn's building department, which asks for a lab-measured percolation time before it reviews a design. Lots on the Ennismore peninsula, around Chemong Lake and across the Smith ward mostly sit on well drained glacial till with complex slopes and scattered stone. Inside the mapped area around Lakefield's water intake, a new system also joins a five-year inspection cycle.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Lakefield, Bridgenorth and Ennismore: what changes here

Who issues the permit

The Township of Selwyn Building Department is responsible for private sewage systems, and no system goes in until the Chief Building Official has approved the permit. For a new system or a full replacement, the application carries a designer's schedule, an installer's schedule, the system worksheets and site plan, and an evaluated percolation time, the T-time, measured by a soil testing agency. Treatment units add their BMEC or CAN/BNQ approval. We put the package together and book each inspection.

The ground you are on

The county soil survey maps most of Smith and Ennismore as Otonabee soils on ground moraine: well drained, low relief, complex slopes and stony in places. The same survey notes that its maps only guide planning, and that septic installations call for a detailed soil check on site. That is why the T-time matters here. Well drained till gives more design options than shallow rock, and the test pit shows how much depth there is.

The rule that shapes the design

Lakefield takes its drinking water from a municipal surface intake, and the source protection map outlines a vulnerable area around it. Septic systems inside that area are inspected every five years under the Building Code Act, a program added in 2012 because a poorly kept system near an intake is a drinking water threat. A system we build there is laid out so the inspection is simple to pass.

Septic installation in Lakefield, Bridgenorth and Ennismore: your questions answered

Who issues the septic permit in Selwyn?

The Township of Selwyn Building Department, with the Chief Building Official approving the permit before construction starts. We prepare the application, including the lab-measured percolation time.

How close to the lake can the new bed go?

Selwyn's zoning by-law, 2009-021, keeps new leaching beds 30 metres from the ordinary high-water mark. A leaching bed or holding tank replaced because it failed goes back 30 metres where possible, or as far as the lot allows, without a minor variance.

I am adding a bedroom. Does the septic need a review?

In Selwyn, yes. The Township asks for a septic application before building when a project adds a bedroom, adds plumbing fixtures, grows the finished area by more than 15 percent, or changes the building's use. We check the existing system and size any replacement.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
