Demolition in Port Perry and Scugog

House demolition in Port Perry and the rest of Scugog starts with the Township's notice to disconnect services, which Hydro One or the local distributor, Enbridge Gas and Durham Region Works sign before a permit is issued. Around the lake the job is often an old cottage on Caesarea or Scugog Island; inland, a farmhouse, barn or garage. An owner runs the teardown on our own machines, after the Ontario Dig Authority (formerly Ontario One Call) locate is in.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Port Perry and Scugog: what changes here

Who issues the permit

Scugog's notice to disconnect lists Hydro One Networks, or the distributor at 55 Taunton Road East in Ajax, for electricity, Enbridge Gas, and Durham Region Works in Port Perry for water and sewer, with the sewer plugged and the water shut at the curb stop. If the building raises any of the Code's structural triggers, a professional engineer undertakes the general review and signs a General Review Demolition Commitment Certificate. The designated substances list goes into the tender, and asbestos is handled under O. Reg. 278/05.

The ground and the access

Kawartha Conservation counts constructing or demolishing a structure as development, so a teardown inside its regulated area near Lake Scugog or a wetland takes its permit first. South of the lake, the Osler Marsh covers more than 2,700 hectares of provincially significant wetland, and low lakeside lots stay wet. We keep machines off soft ground, contain the debris, and backfill and grade so nothing slides toward the water.

The rule that shapes the job

Scugog's Heritage Register gives listed, non-designated properties interim protection: the owner gives the Township at least 60 days' notice of the intent to demolish, so Council can decide whether to designate. The Scugog Heritage and Museum Advisory Committee may recommend designation, and an owner can appeal to the Conservation Review Board. We check the Register before scheduling.

Demolition in Port Perry and Scugog: your questions answered

My Port Perry house is on the Heritage Register. Can I demolish it?

Possibly, after notice. Scugog asks owners of listed, non-designated properties to give at least 60 days' notice of the intent to demolish, during which Council can move to designate. We build that time into the plan.

Do I need a conservation permit to tear down a cottage on Lake Scugog?

Inside Kawartha Conservation's regulated area, yes. Its permit list includes constructing or demolishing structures. We check the mapping and file before the work.

Where does the debris go?

Sorted material goes to a facility that takes it, such as the Region's Scugog Waste Management Facility on Reach Street, which accepts drywall, wood and scrap metal. Asbestos is handled under its own regulation first.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
