Landscaping in Coboconk, Norland and Kinmount

Landscaping in Coboconk, Norland and Kinmount is built on thin soil over limestone, often on a lot that drains straight to the lake. Along Balsam Lake's northwest shore the Carden Plain carries so little soil in places that it supports alvar, while the Otonabee loam south and east of the lake runs deeper. A patio, a wall or a run of stone steps here starts with a base built for that ground, and with the City's site alteration rules for any fill brought in.

Patios, walkways and walls

The stone you walk on every day, laid on a base built to stay flat through a Kawartha winter.

  • ✓Natural stone, flagstone and interlock patios
  • ✓Walkways, front entrances and stone steps
  • ✓Armour stone and block retaining walls
  • ✓Pool surrounds
  • ✓Grading, drainage and sod to finish the yard

Outdoor living

The pieces that turn a yard into the place everyone ends up on a summer night.

  • ✓Fire pits and seating areas
  • ✓Pergolas and privacy screens
  • ✓Outdoor kitchens
  • ✓Decks and fences

We run our own excavators and skid steers, so the base under your patio is dug, graded and compacted by the same crew that lays the stone. The base is what decides whether a patio stays flat through freeze and thaw.

Walls that need them get structural drawings and a permit before we dig, and every build ends with a walk-through and a written warranty contract.

Building yards in Coboconk, Norland and Kinmount: what changes here

Permits and locates

Changing the grade is regulated here. Any filling, dumping, extracting or moving of soil falls under the City of Kawartha Lakes Site Alteration By-law 2019-105. The City's self-screening form treats work that alters the grade within 60 centimetres of a property line, or changes drainage onto a neighbour or the road, as outside the easy exemptions. Inside a conservation authority's regulated area the City defers to that authority's permit. Every dig starts with a utility locate through the Ontario Dig Authority (formerly Ontario One Call). We run the screening at the first visit and file what the job calls for.

The ground you are on

The northwest shore of Balsam Lake is the Carden Plain, pockets of beach sand over limestone with soil so thin in places that it supports alvar, a rare open habitat on near-bare rock. South and east of the lake the Otonabee loam is deeper and drains well. On the thin ground a patio base is built up with compacted granular rather than dug down, and walls sit on footings set to the rock we find. We size the base at the site visit.

The rule that shapes the build

Every load of fill placed on a Kawartha Lakes property is held to the by-law's standard. It meets the provincial Site Condition Standards, soil meets Table 1 of the Environmental Protection Act soil standards, and it carries no termites or invasive species, seeds and eggs included. The base stone and topsoil we bring in come from sources that meet it, so your yard never ends up holding someone else's problem.

Landscaping in Coboconk, Norland and Kinmount: your questions answered

A trucker offered me fill at no charge. Is it safe to take?

The City warns about exactly this. Once fill is delivered it becomes the property owner's responsibility, including the cost of removal or clean-up if it is contaminated, and placing contaminated fill is prohibited whatever exemption applies. We source fill and granular you can trace.

What if my project does need a site alteration permit?

Then the City's Development Engineering division wants the submission prepared by a Qualified Person, such as a professional engineer or geoscientist, with a survey of existing and proposed grades and drainage. We coordinate that with you before the build is scheduled.

Can you build close to the water?

Yes. On Balsam Lake, Kawartha Conservation asks for its permit inside the regulated area and recommends a no-mow strip at least 3 metres deep along 75 percent of the shoreline. We leave room for it in the design.

What do you build?

Patios and walkways in natural stone, flagstone and interlock, armour stone and block retaining walls, stone steps, pool surrounds, fire pits, pergolas and privacy screens, outdoor kitchens, decks and fences, plus the grading and sod that finish it.

How does pricing work?

The first visit gives you rough numbers. After the design meeting you get a detailed quote, a 10% deposit locks the scope and materials, and the final quote is the exact price for the job.

What size of project do you take on?

Most builds start around $20,000, from a patio and wall up to a full backyard at $150,000 and more.

When can you start?

One crew builds a limited number of yards each season. Designs signed over the winter are scheduled first for spring.

Do I need a permit?

Most patios and garden walls do not. A retaining wall over 1 metre of exposed height next to public property, access to a building, or private property the public is admitted to is a designated structure under the Ontario Building Code: it is designed to the Code's structural rules and takes a building permit, and we arrange the engineering. Anything close to the water needs the conservation authority's permit first. We check at the first visit.

Who is on site?

One or both of the owners, every day of the build, managing the job and keeping you and your neighbours in the loop.

Other areas and services

Every page has the local permit office, the ground and the rules for that area.
