Septic installation in Oro-Medonte

Septic installation in Oro-Medonte is groundwater work. The township relies solely on groundwater for drinking water, and its Official Plan counts the Oro Moraine among the major recharge areas in Simcoe County. Jobs run from replacements on older lakeside lots at Shanty Bay and Hawkestone, inside the Lake Simcoe inspection zone, to new beds for houses on the moraine near Horseshoe Valley and Warminster. An owner from Thor is on every job, and a written price follows the site visit.

  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Oro-Medonte: what changes here

Who issues the permit

The Township of Oro-Medonte issues the sewage system permit, and every application goes in through Cloudpermit. The site plan shows the bed and tank, the bed dimensions and clearances, and every surrounding well and its type, and the cross-section labels imported and native soil with their depths. Where the Township calls for a test hole inspection, two holes are dug with a backhoe, 5 feet deep, where the bed will sit. Approval from the Nottawasaga Valley or Lake Simcoe Region Conservation Authority, or the MTO, is added where the lot calls for it. We dig the holes and file the rest.

The ground you are on

The Oro Moraine is the high ground of the township and one of the major groundwater recharge areas in Simcoe County, and it feeds the headwaters of six watersheds. Every home here draws its water from a well, so the soil under a septic bed is also the filter above someone's drinking water. Soil changes from lot to lot. Two test holes on your lot settle the bed size.

The rule that shapes the design

Oro-Medonte runs the provincially mandated septic maintenance program on a five-year cycle. The 1,882 systems within 100 metres of the Lake Simcoe shoreline or a tributary had a December 31, 2025 deadline, and the 128 systems within 100 metres of a municipal well head have until December 31, 2026. Township inspectors do the visual inspections. A replacement in either zone is built to pass the next cycle, and we plan it that way.

Septic installation in Oro-Medonte: your questions answered

Who issues the septic permit in Oro-Medonte?

The Township of Oro-Medonte, through Cloudpermit, signed off by the Chief Building Official or a designate. We prepare the site plan, the cross-section and the fixture count, and book the test hole inspection.

Why does the Township ask for two test holes?

To see the soil where the bed will go. Where a test hole inspection is required, the Township asks for two holes dug with a backhoe 5 feet deep at the proposed septic location, booked by phone or online. We dig them with our own machine and meet the inspector.

My house is near a municipal well. What changes?

It may be in the Township's well head cycle: 128 systems within 100 metres of a municipal well head have a December 31, 2026 compliance deadline. When the inspection says the bed is done, the replacement is priced in writing after one visit.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
