Excavation in Oro-Medonte

Excavation in Oro-Medonte usually means digging into the Oro Moraine or the ground that drains off it. The Township controls driveways onto its roads under its own Entrance By-law, and the highways through the township carry tight access rules. Typical jobs are foundations and long driveways for country lots, service trenches across sand, and grading around new homes near Horseshoe Valley and Craighurst. The digging is done by one crew on Thor's own excavators, with an owner on every job.

Site prep, foundations and services

Building a house, cottage, shop or addition? You get the lot cleared, the foundation dug to the engineer's drawings, the site services trenched in, and the grade set so water goes where it belongs.

  • ✓Lot clearing, stump and brush removal
  • ✓Foundation and basement excavation to the drawings
  • ✓Site services: water, hydro, gas and drainage trenches, backfilled and compacted
  • ✓Rough grading, imported granular and fill where the ground needs it
  • ✓Final grading and site restoration

Driveways, drainage and land work

New driveway or entrance, a wet yard, a slope that needs terracing, a burst water line to the well? You get the machine, the operator and the paperwork in one call.

  • ✓New driveways, entrances and culverts, entrance permit filed for you
  • ✓Trenching for water lines, well lines and yard hydrants
  • ✓Drainage: swales, French drains and regrading that stop the pooling
  • ✓Retaining wall and shoreline excavation, permits coordinated
  • ✓Demolition excavation and haul-away for full-structure tear-downs

We run our own excavators and skid steers, and we dig with the utilities located first, every time. Soil that leaves the site goes to a proper reuse or disposal site under Ontario's excess-soil rules.

We do not do hydrovac, well drilling, fence post holes, paving or concrete forming. If your job is one of those we will point you to someone who does it. If it needs a machine, an operator who owns it, and the permits handled, we are the right call.

Digging in Oro-Medonte: what changes here

Permits and locates

A new, relocated or redesigned entrance onto a Township road takes a permit under Entrance By-law 2017-076, with a sketch of the property, stakes marking the entrance for inspection, the culvert size and the sightline distances, and no work starts before the permit is issued. New individual accesses onto Highway 400 and Highway 11 are prohibited, and direct access onto Horseshoe Valley Road (County Road 22) or County Road 93 is generally not permitted without County approval. No machine digs until Ontario Dig Authority (formerly Ontario One Call) has marked the lines, and we file that request with the permit.

The ground you are on

The Oro Moraine covers about 17,000 hectares, roughly 20 per cent of the township. It is sand and gravel left by a receding glacier about 12,000 years ago, which is why the township has aggregate pits and why ski hills sit at Horseshoe Valley and Mount St. Louis Moonstone. Sand digs easily and drains well, and it moves in a deep trench, so we plan the trench walls and the spoil before the machine arrives. Clean sand from the dig often goes straight back in as backfill.

The rule that shapes the job

Inside the Oro Moraine Natural Core and Corridor Area, the Official Plan does not permit re-grading or alteration of land without specific permission from Council, aggregate operations aside, and a Site Alteration By-law applies there. All development in the Oro Moraine Planning Area is also under Site Plan Control. On a moraine lot, we check the designation at the site visit, so the timeline you hear accounts for Council.

Excavation in Oro-Medonte: your questions answered

Do I need a permit for a new driveway in Oro-Medonte?

Yes, for a new, relocated or reclassified entrance onto a Township road under Entrance By-law 2017-076. The entrance gets staked for inspection, a sketch shows where it goes, and work does not start until the permit is issued. We file it.

Which conservation authority covers my lot?

Oro-Medonte sits in two: the Nottawasaga Valley and the Lake Simcoe Region Conservation Authorities. Which one applies depends on where your lot drains. We check the regulation maps at the site visit and file with the right one.

Is there a setback from streams and springs on the moraine?

For major development on the Oro Moraine, yes. The Official Plan treats permanent streams, wetlands, seepage areas and springs as hydrologically sensitive, permits no development within 30 metres of the stable top of bank, and asks for a hydrological evaluation within 120 metres.

What excavation work do you do?

Site preparation and foundation digs, lot clearing and grading, trenching and backfill for services and water lines, driveways and entrances, drainage, and the excavation side of demolition and septic jobs.

What do you not do?

Hydrovac, well drilling, fence post holes, paving and concrete forming. We will tell you straight and point you to someone who does.

Do you handle the utility locates?

Yes. Ontario law requires a locate request before any digging. We file it with Ontario Dig Authority (formerly Ontario One Call) at least five business days ahead, and we do not dig until the marks are down.

How do you price excavation?

One written price after the site visit for a defined job. If the job is open-ended, we agree the rate and the estimate up front and you see the hours.

How soon can you start?

Small jobs often inside two weeks in season. Anything with permits waits on the permit, which we manage and keep you posted on.

What happens to the soil you dig out?

Reused on site where the grade needs it, otherwise hauled to a proper reuse or disposal site. Ontario's excess-soil regulation applies once soil leaves a property, and we handle that paperwork.
