A few quick questions. No obligation.

Your details go to Thor's two owners, nobody else.

Why it matters

Your whole house runs on the septic bed.

Off the town sewer, every sink, shower and toilet drains to your tank, and from there to the septic bed (the tile bed or weeping bed) in your yard, where the ground soaks it up. When the bed is done, the water has nowhere to go: a wet, spongy yard, a smell, the shower backing up. Pumping the tank buys time. It does not bring a bed back.

A house that works again

No more smell in the yard, no more backups in the shower, no more pump-outs that buy a few weeks. A new bed sized for the house, and you stop thinking about it.

A sale that closes

Buying or selling a house with an old system? The septic is often part of the conditions, and some lenders ask about it. You get a written quote after the site visit to work into the offer.

Room to grow

Adding a bedroom, a basement suite, a garden suite or an apartment over the garage? A system is sized for the house it serves, by bedrooms and fixtures, so more people can mean a bigger tank or bed. You find out at the site visit.

The township off your back

Told by the township or an inspector that it has to go? The design, the Part 8 permit and every inspection are handled. You sign, we file.

The ballpark

A septic system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and hard access push it higher. Your written quote comes after the site visit.

What we do

What is included.

New septic installation

Building a house, a cottage or a garden suite, or need septic plans before the township will issue your building permit? You get a system sized for the bedrooms and bathrooms you are putting in, designed to pass inspection the first time.

  • System design and the Part 8 permit application, handled by us
  • Tank, distribution box and leaching bed installed
  • Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • All excavation, imported fill and backfill included
  • Final grading and site restoration

Septic replacement

Septic bed done? A wet, smelly yard, backups in the house, a failed inspection, or a house sale that depends on it? You get the old tank out and a new system built to current Ontario Building Code, with the inspections coordinated for you.

  • Old tank pumped, removed and disposed of
  • Failed septic bed (tile bed, weeping bed or leaching bed) dug out
  • New system to current Part 8 code, sized for your bedrooms
  • Health unit or building department inspections coordinated
  • Site restored clean when we leave

Every system typeWe install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

What we do not doWe install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

How it works

Four steps, one crew.

  1. Tell us what you need

Fill in the form or call. We call back the same business day and book the site visit.

  2. An owner walks your property

We look at the lot, the setbacks, the access and the old system if there is one, and we hand you a written price. No dispatcher, no salesperson.

  3. We handle the paperwork

Design, the Part 8 permit application, and every inspection. You sign, we file.

  4. Install and inspection

Most installs take three to five days on site. The inspector signs off, we grade and restore, and you get the written warranty.

Questions

Septic FAQ.

Do you do the permit, or do I?

We do. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, the municipal building department or the health unit, and we book every inspection. You sign, we file.

We pumped it out and it filled right back up. Is the bed done?

Often, yes. If the yard stays wet, the smell comes back or the drains back up soon after a pump-out, the septic bed, or the line to it, is usually not taking water any more. Pumping empties the tank. It does not fix a bed that has failed. An owner looks at it at the site visit and tells you straight.

I'm buying a house and the septic is part of my conditions. Can you give me a number?

Yes. An owner walks the property and the system, and you get a written quote after the site visit to work into your offer or your conditions. Tell us your deadline when you call.

We're adding a bedroom or a suite. Do we need a bigger system?

Often. A septic system is sized for the house it serves, mostly by bedrooms and plumbing fixtures, so a new bedroom, basement suite, garden suite or garage apartment can mean a bigger tank or bed, and a permit. At the site visit we check what you have against what the addition needs.

How long have you been in business?

Thor Construction is 3 years in business, with 20+ years of experience behind it. One of the two owners runs every job, every day.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.

Do you work on cottage and waterfront properties?

It is most of what we do. Shoreline setbacks, tight access, high water tables and rock are normal for us, and we plan for them from the first visit.

Where do you not go?

Toronto and the core GTA. We work from Barrie and Muskoka through Kawartha Lakes, Peterborough and Northumberland, and across Durham and York. Not sure? Call and we will tell you straight.
