Landscaping in Lakefield, Bridgenorth and Ennismore

Landscaping in Lakefield and Selwyn often happens inside the Township's lakeshore constraint area, where Otonabee Conservation signs off before a building permit is issued. Away from the water, the sandy outwash soils of Smith and Ennismore drain quickly, which suits a patio base, and the oval drumlins west of the Otonabee give many yards a slope to work with. Selwyn's zoning also caps how much of a lot decks and accessory structures can cover.

Patios, walkways and walls

The stone you walk on every day, laid on a base built to stay flat through a Kawartha winter.

  • ✓Natural stone, flagstone and interlock patios
  • ✓Walkways, front entrances and stone steps
  • ✓Armour stone and block retaining walls
  • ✓Pool surrounds
  • ✓Grading, drainage and sod to finish the yard

Outdoor living

The pieces that turn a yard into the place everyone ends up on a summer night.

  • ✓Fire pits and seating areas
  • ✓Pergolas and privacy screens
  • ✓Outdoor kitchens
  • ✓Decks and fences

We run our own excavators and skid steers, so the base under your patio is dug, graded and compacted by the same crew that lays the stone. The base is what decides whether a patio stays flat through freeze and thaw.

Walls that need them get structural drawings and a permit before we dig, and every build ends with a walk-through and a written warranty contract.

Building yards in Lakefield, Bridgenorth and Ennismore: what changes here

Permits and locates

Along every lake in Selwyn, the zoning by-law draws a lakeshore constraint area, and a building permit there waits on a letter or permit from Otonabee Conservation confirming flooding, erosion and wetland impacts are addressed. Inside Otonabee's regulated area, its own permit application asks for drainage details with existing and proposed elevations. Where site plan control applies, Selwyn's guidelines rule out grading that sends surface water onto a neighbour or the road. Locates go to the Ontario Dig Authority (formerly Ontario One Call) before any dig.

The ground you are on

The county soil survey maps Brinco soils, well drained calcareous sandy outwash on smooth, gently sloping ground, with their largest areas in Asphodel, Smith and Ennismore. West of the Otonabee River the drumlins are fewer and oval, so slopes are gentler than on the east side. Sandy ground drains a patio base well, and on the drumlin slopes a wall and a terrace carry the grade. We size the base to the soil we find.

The rule that shapes the build

Lot coverage. Selwyn's zoning holds all accessory structures, detached buildings and decks together, to 5 percent of the lot, or 7.5 percent where the lot has municipal water and sewer, and an outdoor pool to 15 percent. A deck, a pergola or a pool surround is designed with those numbers in hand, so the plan does not stall at the permit counter.

Landscaping in Lakefield, Bridgenorth and Ennismore: your questions answered

Is my waterfront lot in the lakeshore constraint area?

If it sits along a lake in Selwyn, likely yes. The zoning by-law identifies a lakeshore constraint area along all lakes, and a building permit there needs Otonabee Conservation's confirmation first. We check at the first visit.

Do I need a locate for a patio?

Yes. The Ontario Dig Authority asks for a locate before any landscaping dig. Private lines, such as power to a shed or gas to a barbecue, are not part of the public locate, so we arrange a private locate for those.

Can I build stairs or an open deck down to the water?

Often, yes. Selwyn's zoning keeps new development 30 metres from the high-water mark, but lets docks, boathouses, pump houses, open decks and stairs sit inside that setback without a minor variance, as long as you can show the waterfront environment is not harmed. We design them with that test in mind.

What do you build?

Patios and walkways in natural stone, flagstone and interlock, armour stone and block retaining walls, stone steps, pool surrounds, fire pits, pergolas and privacy screens, outdoor kitchens, decks and fences, plus the grading and sod that finish it.

How does pricing work?

The first visit gives you rough numbers. After the design meeting you get a detailed quote, a 10% deposit locks the scope and materials, and the final quote is the exact price for the job.

What size of project do you take on?

Most builds start around $20,000, from a patio and wall up to a full backyard at $150,000 and more.

When can you start?

One crew builds a limited number of yards each season. Designs signed over the winter are scheduled first for spring.

Do I need a permit?

Most patios and garden walls do not. A retaining wall over 1 metre of exposed height next to public property, access to a building, or private property the public is admitted to is a designated structure under the Ontario Building Code: it is designed to the Code's structural rules and takes a building permit, and we arrange the engineering. Anything close to the water needs the conservation authority's permit first. We check at the first visit.

Who is on site?

One or both of the owners, every day of the build, managing the job and keeping you and your neighbours in the loop.

Other areas and services

Every page has the local permit office, the ground and the rules for that area.
