Landscaping in Mount Albert and East Gwillimbury

Landscaping in East Gwillimbury often needs no building permit at all: the Town exempts landscaping, planters and patio stone or concrete walkways, as long as they are not in the vicinity of a septic system. In newer Queensville and Holland Landing that often means a patio, walkway and pool surround; on larger Mount Albert and Sharon lots, walls and outdoor living on rolling clay. Machines we own dig the base, an owner runs each build, and the Ontario Dig Authority (formerly Ontario One Call) locate is filed before we start.

Patios, walkways and walls

The stone you walk on every day, laid on a base built to stay flat through a Kawartha winter.

  • ✓Natural stone, flagstone and interlock patios
  • ✓Walkways, front entrances and stone steps
  • ✓Armour stone and block retaining walls
  • ✓Pool surrounds
  • ✓Grading, drainage and sod to finish the yard

Outdoor living

The pieces that turn a yard into the place everyone ends up on a summer night.

  • ✓Fire pits and seating areas
  • ✓Pergolas and privacy screens
  • ✓Outdoor kitchens
  • ✓Decks and fences

We run our own excavators and skid steers, so the base under your patio is dug, graded and compacted by the same crew that lays the stone. The base is what decides whether a patio stays flat through freeze and thaw.

Walls that need them get structural drawings and a permit before we dig, and every build ends with a walk-through and a written warranty contract.

Building yards in Mount Albert and East Gwillimbury: what changes here

Permits and locates

East Gwillimbury's building permit exemptions cover landscaping, planters and patio stone or concrete walkways away from a septic system, retaining walls no more than 1 metre in exposed height throughout, and uncovered wooden decks under 600 millimetres above the ground that meet the Town's other conditions. Near a septic bed, or with a taller wall or a covered deck, the Building branch sees it first. We check each element against the list at the design meeting and file what is needed.

The ground you are on

The Schomberg Clay Plain runs from Holland Landing toward Aurora and through the Mount Albert area: thick, fine-grained sediment over till, according to LSRCA. Clay yards stay wet in spring and heave in a freeze, which is what tips patio stones and leans walls. We dig out the clay under a patio, set a deeper compacted granular base with fabric, and grade every surface to carry water away from the house and off the stone.

The rule that shapes the build

A pool changes the review. East Gwillimbury requires a pool permit for any water deeper than 24 inches, with a lot grading review and, where there is a septic system, a septic review. Pools on LSRCA-regulated land need the conservation authority's approval first, and on the Oak Ridges Moraine the Town's Planning Department can require its own approval before the pool permit. The Town puts review at about 15 business days. We plan the surround to clear all of it.

Landscaping in Mount Albert and East Gwillimbury: your questions answered

Do I need a permit for a new patio in East Gwillimbury?

Usually not. The Town exempts patio stone, concrete walkways, planters and landscaping, unless they are in the vicinity of a septic system. Near the septic bed, the Building branch reviews it. We locate the bed before we draw the patio.

How tall can a garden wall be without a permit?

East Gwillimbury exempts retaining walls up to 1 metre of exposed height throughout. A taller wall goes to the Building branch, and walls over 1 metre next to public property, a building access or private property the public uses are designated structures under the Building Code. We step walls or file the permit.

What does the Town review for a pool surround?

The pool permit, a lot grading review, a septic review where there is a system, LSRCA approval on regulated land, and Planning approval first on the Oak Ridges Moraine. The Town says review takes about 15 business days. We design the patio and fence line to fit.

What do you build?

Patios and walkways in natural stone, flagstone and interlock, armour stone and block retaining walls, stone steps, pool surrounds, fire pits, pergolas and privacy screens, outdoor kitchens, decks and fences, plus the grading and sod that finish it.

How does pricing work?

The first visit gives you rough numbers. After the design meeting you get a detailed quote, a 10% deposit locks the scope and materials, and the final quote is the exact price for the job.

What size of project do you take on?

Most builds start around $20,000, from a patio and wall up to a full backyard at $150,000 and more.

When can you start?

One crew builds a limited number of yards each season. Designs signed over the winter are scheduled first for spring.

Do I need a permit?

Most patios and garden walls do not. A retaining wall over 1 metre of exposed height next to public property, access to a building, or private property the public is admitted to is a designated structure under the Ontario Building Code: it is designed to the Code's structural rules and takes a building permit, and we arrange the engineering. Anything close to the water needs the conservation authority's permit first. We check at the first visit.

Who is on site?

One or both of the owners, every day of the build, managing the job and keeping you and your neighbours in the loop.

Other areas and services

Every page has the local permit office, the ground and the rules for that area.
