Septic installation in Minden and Minden Hills

Septic installation in Minden Hills runs on the Township's calendar. Its inspectors work on open, unfrozen ground, and its re-inspection program is moving through the township one zone at a time. The jobs here are cottage replacements on Gull, Moore and Twelve Mile Lakes, systems with the metal tanks the Township wants replaced, and new beds on rock lots around Carnarvon and Irondale. Thor drives up from Bobcaygeon, about an hour away, with an owner on every job and a written price once the lot is walked.

New septic installation

Building a house, cottage or shop? You get a complete system sized for the bedrooms and fixtures you are actually putting in, designed to pass the inspection the first time.

  • ✓System design and the Part 8 permit application, handled by us
  • ✓Tank, distribution box and leaching bed installed
  • ✓Conventional bed, raised or filter bed, or tertiary unit, whichever the site needs
  • ✓All excavation, imported fill and backfill included
  • ✓Final grading and site restoration

Septic replacement

Old bed failing? Sewage surfacing, slow drains, a health unit order, or a system that predates the property? You get the old tank out and a new system to current Ontario Building Code, with the inspection coordinated for you.

  • ✓Old tank pumped, removed and disposed of
  • ✓Failed drain field, weeping bed or leaching bed excavated
  • ✓New system to current Part 8 code
  • ✓Health unit or building department inspections coordinated
  • ✓Site restored clean when we leave

We install conventional drain fields (weeping beds, leaching beds, tile beds), raised and filter beds where bedrock or the water table is close, and tertiary treatment units such as Waterloo Biofilter and Ecoflo where the lot or the shoreline calls for one.

We install and replace. We do not do pump-outs or minor repairs. If you only need a tank pumped or a baffle fixed, we will point you to someone who does that. If your system has failed or you are building new, we are the right call.

Septic in Minden and Minden Hills: what changes here

Who issues the permit

The Township of Minden Hills Building Department issues the sewage system permit, and a site visit is part of every application. The Township does not inspect septic systems in winter: if the ground is frozen or snow is down, the inspection waits, because the inspector checks the native soil and how the bed is built. Minden Hills also runs a Septic Re-Inspection Program, started in 2021 across five zones, and metal septic tanks, holding tanks and pump chambers are replaced under a permit. We prepare the application, meet the inspector and book every inspection.

The ground you are on

Minden Hills sits on the Canadian Shield, and its deep, cold lakes are lake trout water. Soil over rock is often thin, and the Township's Official Plan names steep slopes, unstable soils, organic soils and unstable bedrock as hazards that call for a technical study before building. On thin soil the bed is usually raised on imported fill to get enough depth above rock and water. A test pit dug at the first visit shows how much native soil sits over the rock, and that number picks the bed.

The rule that shapes the design

The Minden Hills Official Plan sets development back 30 metres from the high water mark of lakes and rivers. On a vacant lot that existed when the plan was approved, the house can sit at 23 metres, but the tile field still sits at 30. A lesser setback is allowed only where the terrain or lot depth makes 30 metres impossible. We measure those distances at the site visit, so the bed sits where the Township will approve it.

Septic installation in Minden and Minden Hills: your questions answered

Who issues the septic permit in Minden Hills?

The Township of Minden Hills Building Department, at 7 Milne Street in Minden. A site visit is part of every application. We prepare the paperwork and meet the inspector on site.

Can a new septic system go in over the winter?

Not in Minden Hills. The Township does not inspect septic systems when the ground is frozen or snow is on the ground. Book the site visit in summer or early fall and the install lands before freeze-up.

What if the Township's re-inspection says my system is done?

The re-inspection report comes with recommendations, and metal tanks are on the Township's replace-under-permit list. If the report points to a new system, we walk the lot, give you a written price, file the permit and book the inspection.

Do you handle the septic permit?

Yes. We arrange the design and file the Part 8 sewage system permit with whichever office covers your property, a municipal building department or the health unit, and we book every inspection.

How much does a new septic system cost?

A conventional system for a typical home in Central Ontario runs about $15,000 to $30,000. Raised beds, tertiary units and difficult access push it higher. You get a written price after the site visit.

How long does an installation take?

Three to five days on site for most systems. Add the permit lead time in front of that, which we manage and keep you posted on.

How do I know my septic system is failing?

Sewage surfacing or a wet, spongy patch over the bed, slow drains through the whole house, gurgling, sewage smell outside, or an unusually green strip of lawn over the bed. If you see any of these, call. If it needs replacing we will tell you straight, and if it only needs a repair we will send you to someone who does repairs.

Do you install raised beds and tertiary systems?

Yes. Where bedrock, a high water table or a small lot rules out a conventional bed, we install raised and filter beds and tertiary treatment units such as Waterloo Biofilter and Ecoflo.

Can you install in winter?

Often, depending on frost depth and access. Frozen ground costs a bit more. If your system has failed and cannot wait for spring, call and we will tell you whether your site works in winter.
