Excavation in Georgina, Sutton and Keswick

Excavation in Georgina runs on two Town by-laws, one for site alteration and one for entrances, and on York Region's permit wherever the driveway meets a Regional road. On the shore at Keswick and Jackson's Point it is often a cottage lot rebuilt as a year-round home; inland at Baldwin and Pefferlaw, a new build, a driveway or a drainage fix. Our own machines do the digging with an owner there, and the Ontario Dig Authority (formerly Ontario One Call) locate goes in with the permits.

Site prep, foundations and services

Building a house, cottage, shop or addition? You get the lot cleared, the foundation dug to the engineer's drawings, the site services trenched in, and the grade set so water goes where it belongs.

  • ✓Lot clearing, stump and brush removal
  • ✓Foundation and basement excavation to the drawings
  • ✓Site services: water, hydro, gas and drainage trenches, backfilled and compacted
  • ✓Rough grading, imported granular and fill where the ground needs it
  • ✓Final grading and site restoration

Driveways, drainage and land work

New driveway or entrance, a wet yard, a slope that needs terracing, a burst water line to the well? You get the machine, the operator and the paperwork in one call.

  • ✓New driveways, entrances and culverts, entrance permit filed for you
  • ✓Trenching for water lines, well lines and yard hydrants
  • ✓Drainage: swales, French drains and regrading that stop the pooling
  • ✓Retaining wall and shoreline excavation, permits coordinated
  • ✓Demolition excavation and haul-away for full-structure tear-downs

We run our own excavators and skid steers, and we dig with the utilities located first, every time. Soil that leaves the site goes to a proper reuse or disposal site under Ontario's excess-soil rules.

We do not do hydrovac, well drilling, fence post holes, paving or concrete forming. If your job is one of those we will point you to someone who does it. If it needs a machine, an operator who owns it, and the permits handled, we are the right call.

Digging in Georgina, Sutton and Keswick: what changes here

Permits and locates

Georgina's Site Alteration By-law 2026-0060 requires a permit for grading changes that affect drainage, and its minor-works exemption applies only where less than 20 cubic metres of soil comes in and the work sits outside LSRCA regulated areas. Larger imports step up through fee tiers, and more than 2,000 cubic metres takes a formal agreement. A new or modified entrance on a Town road falls under By-law 2023-0019. On a York Region road, the Region issues permanent and temporary construction-access driveway permits and asks for the application about four weeks before the start. We file them.

The ground you are on

Behind Keswick, LSRCA's Maskinonge plan describes a rolling clay plain between about 225 and 275 metres of elevation, cut by valleys that make the relief uneven. Closer to the lake, one valley floor is a swampy, sandy plain covered in organic deposits. Clay holds a trench wall but turns to grease when wet; organics compress under load. On a foundation or driveway we strip the organic layer, bring in granular where the subgrade is soft, and plan where the spoil goes before the machine shows up.

The rule that shapes the job

Most of Georgina drains straight to Lake Simcoe, so the Lake Simcoe Region Conservation Authority's regulated areas reach a long way inland along the Black, Maskinonge and Pefferlaw rivers. Under Ontario Regulation 41/24, grading, placing or removing material and building a structure in those areas need an LSRCA permit, and Georgina's fill exemption does not apply there. We check the mapping at the site visit and apply to LSRCA alongside the Town.

Excavation in Georgina, Sutton and Keswick: your questions answered

How much fill can I bring in without a Georgina permit?

Under the Town's site alteration rules, the minor-works exemption needs less than 20 cubic metres of imported soil, about two tandem loads, and no LSRCA regulated area. Grading that changes how water drains takes a permit regardless. We check it before we order material.

My driveway comes off a York Region road. What permit is that?

A York Region driveway entrance permit, permanent for the finished entrance and temporary for construction access. The Region asks for the online application about four weeks ahead, with insurance, site drawings and a traffic management plan. We prepare it.

Is the ground near the lake good for a basement?

It varies lot to lot. LSRCA describes swampy, sandy valley floors with organic deposits near the shore and a rolling clay plain inland. We look at what is under your lot at the site visit and price the stripping, granular and drainage up front.

What excavation work do you do?

Site preparation and foundation digs, lot clearing and grading, trenching and backfill for services and water lines, driveways and entrances, drainage, and the excavation side of demolition and septic jobs.

What do you not do?

Hydrovac, well drilling, fence post holes, paving and concrete forming. We will tell you straight and point you to someone who does.

Do you handle the utility locates?

Yes. Ontario law requires a locate request before any digging. We file it with Ontario Dig Authority (formerly Ontario One Call) at least five business days ahead, and we do not dig until the marks are down.

How do you price excavation?

One written price after the site visit for a defined job. If the job is open-ended, we agree the rate and the estimate up front and you see the hours.

How soon can you start?

Small jobs often inside two weeks in season. Anything with permits waits on the permit, which we manage and keep you posted on.

What happens to the soil you dig out?

Reused on site where the grade needs it, otherwise hauled to a proper reuse or disposal site. Ontario's excess-soil regulation applies once soil leaves a property, and we handle that paperwork.
