Demolition in Keene and Otonabee-South Monaghan

As a demolition contractor in Keene and across Otonabee-South Monaghan, we see Rice Lake cottages, farmhouses on the drumlins and outbuildings near Bailieboro and Bensfort. The Township's building by-law asks for more than a teardown: the application describes how the site will be graded, levelled and landscaped once the building is gone. We plan that finished grade at the site visit, along with the haul. Thor is one Bobcaygeon crew with its own machines and an owner on every job.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Keene and Otonabee-South Monaghan: what changes here

Who issues the permit

Otonabee-South Monaghan's Building Department takes demolition applications through Cloudpermit on the provincial Application for a Permit to Construct or Demolish, with the Applicable Law Checklist, completed utility disconnect forms and a site plan or survey. The Township wants confirmation that water, sewer, gas, electricity and communications will be safely and completely disconnected, and an engineer's demolition plan where the Building Code calls for one. Proof of Otonabee Conservation compliance comes before the permit. Ontario Regulation 278/05 adds an asbestos examination and report, ordered by the owner before the work is arranged, and section 30 of the Occupational Health and Safety Act has the designated substances list reach the contractor before signing.

The ground and the access

South of Keene the ground changes quickly. The county soil survey records a short-lived glacial lake in southern Otonabee township that left patches of lake clay at the foot of the drumlins, and the Ontario Geological Survey notes thin drift with exposed bedrock near Lang, beside old glacial river terraces. A farmhouse basement in drumlin till comes out in one dig. One set in clay sits in ground that holds water, so the hole gets clean granular fill compacted in lifts instead of the clay that came out.

The rule that shapes the job

Rice Lake shoreline. Rice Lake is Trent-Severn Waterway water, and Otonabee Conservation sends permits for anything below the Upper Controlled Navigation Limit to Parks Canada, considering only work above that line itself. Removing an old boathouse or dock on the lake bed is therefore a Parks Canada file, while the cottage behind it goes through the Township and, where its regulated area applies, Otonabee Conservation. We find that line on your lot before quoting.

Demolition in Keene and Otonabee-South Monaghan: your questions answered

Where does demolition debris go from Keene?

Close by. The Peterborough Waste Management Facility at 1260 Bensfort Road sits inside Otonabee-South Monaghan, about 6 kilometres south of the city, and takes waste generated in the City and County of Peterborough. Loads in open trucks arrive tarped, and construction material counts as a sorted load. We haul there from most local jobs.

Does a rebuild near the landfill need anything extra?

It can. The County Official Plan draws a 500 metre assessment area around open and closed landfill sites, and new buildings inside it wait on a qualified engineer's studies of gas, leachate and hydrogeology. If your lot sits near Bensfort Road or an old dump site, we flag it before you plan the rebuild.

Will I need a hoarding fence around the teardown?

Usually. Otonabee-South Monaghan's building by-law has every demolition permit holder enclose the site and equipment area with construction hoarding, unless the Chief Building Official grants an exemption based on nearby buildings, public land and the hazards involved. On an open rural lot set back from the road, we ask for that exemption with the permit.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
