Demolition in Warsaw and Douro-Dummer

Work for a demolition contractor in Warsaw, Ontario, and across Douro-Dummer runs from farmhouses and barns on the Dummer side to cottages on Stony and Clear Lake. The Township's own transfer station does not take construction and demolition waste, so the haul to Bensfort Road or County Road 6 is part of the plan from the first visit. We are based in Bobcaygeon with one crew and our own machines, an owner is on every job, and you get a written price after the site visit.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Warsaw and Douro-Dummer: what changes here

Who issues the permit

Douro-Dummer issues a separate demolition permit for the removal of any structure. The application states whether the structure is being replaced and includes a site plan marking the building to come down. If Otonabee Conservation's regulated area touches the lot, the Township wants that authority's approval, either a permit or written confirmation that none is needed, for any work that breaks ground. Wells and septic systems here are private, and a well nobody will draw from again is abandoned under Regulation 903, Ontario's wells rule. Under section 30 of the Occupational Health and Safety Act, the owner gives the contractor a list of designated substances, asbestos included, before the contract.

The ground and the access

Douro-Dummer sits on the Dummer Moraine, and the Ontario Geological Survey notes that near Warsaw the drift is thin, bedrock shows at several spots, and limestone boulders commonly litter the thin till. A tunnel valley runs south from Warsaw to Rice Lake, and a small quarry north of the village found water in its floor in the Gull River limestone. Foundations here come out around boulders and ledge, and where the water table sits close to the old basement floor, the hole is backfilled with clean, free-draining fill.

The rule that shapes the job

Trent-Severn shoreline. Stony Lake, Clear Lake and Katchewanooka Lake are part of the Trent-Severn Waterway, and Parks Canada permits all work on, under and over their bed, removal of docks, boathouses and walls included. Douro-Dummer asks for that permit, ahead of its own, for any project that connects to the waterway. On a Stony Lake teardown, the cottage goes through the Township and anything touching the water goes through Parks Canada, so both files start together.

Demolition in Warsaw and Douro-Dummer: your questions answered

Can demolition debris go to the Halls Glen Transfer Station?

No. Douro-Dummer's Halls Glen site at 1951 County Road 6 does not accept construction and demolition waste. The Township points to the Peterborough Waste Management Facility on Bensfort Road and the Waste Connections Canada facility at 348 County Road 6 instead. We haul each load to whichever suits it.

Does the permit ask whether I am rebuilding?

Yes. Douro-Dummer asks each demolition application to say in its description whether or not the structure is being replaced, and the site plan marks which structure comes down. That makes the plan for the lot clear from the start, and we write the description and draw the site plan for you.

Is my lot near Warsaw likely to hit rock?

Often. The Ontario Geological Survey records thin drift and exposed bedrock near Warsaw, and the seven caves at Otonabee Conservation's Warsaw Caves, in the Indian River valley, sit in that limestone. We probe around the old foundation at the site visit and include any rock breaking in the written price.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
