Demolition in Millbrook and Cavan Monaghan

Calls for a demolition contractor in Millbrook and Cavan Monaghan split between village lots and farms: a tired house near King Street, or a farmhouse, barn and sheds out toward Ida, Cavan or Fraserville. Millbrook alone has 45 designated heritage buildings, so a village teardown starts with a heritage check. Out in the township, the questions are the disconnects, the haul and what goes back in the hole. You get a written price after the site visit, and the permit and sign-offs are filed for you.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Millbrook and Cavan Monaghan: what changes here

Who issues the permit

The Township of Cavan Monaghan takes demolition permit applications only through Cloudpermit, and the owner applies or names an agent on the Township's authorized agent form. Every application carries the Demolition Utility Disconnect sign-off sheet, signed by Hydro One, Township Public Works and Enbridge Gas. The same sheet repeats the Building Code rule that an engineer reviews any demolition over 3 storeys or 600 square metres, or one that reaches below a neighbour's footings. Before a contract is signed, section 30 of the Occupational Health and Safety Act has the owner list the designated substances on site, asbestos included.

The ground and the access

The southwest of the township sits on the Oak Ridges Moraine, where the Official Plan maps kames, kettles, steep slopes and ridges as Landform Conservation Areas and asks that disturbance to that landform be kept to a minimum. In Millbrook's historic core, the land along Baxter Creek is a Special Policy Area because the creek floods it. On Moraine ground we keep the regrade close to the old footprint, and in the village the hole is backfilled and graded so floodwater drains the way it did before.

The rule that shapes the job

Backfill. Cavan Monaghan's fill by-law, 2020-19, accepts broken domestic brick and concrete as fill only in pieces under 0.1 cubic metres, with no exposed rebar, paint or coatings, glass, plastic, asphalt or petroleum products, and any soil brought in meets the excess soil standards for the site. Clean block and brick from an old foundation can go back under those terms. Anything painted, reinforced or mixed with garbage leaves the property, and we sort it on site.

Demolition in Millbrook and Cavan Monaghan: your questions answered

Where does demolition debris from Cavan Monaghan go?

Not to the curb. The Township's waste by-law has owners take construction debris to the Transfer Station at 1427 Syer Line in Fraserville or to the Peterborough City/County Landfill on Bensfort Road. A whole house goes to the landfill, and we plan where each load goes before the teardown starts.

Can I rebuild in downtown Millbrook after a teardown?

Yes, under the Special Policy Area rules for the historic core. The Official Plan has every new building there floodproofed to the Regulatory Flood level and built to hold its structural integrity in a Regional Storm. If the old building is designated under the Ontario Heritage Act, Council's written consent comes first. We check both before quoting.

Is a demolition on the Oak Ridges Moraine treated differently?

The teardown goes through the normal permit. What changes is the next step: on land mapped as a Landform Conservation Area, the Official Plan caps the net developable area of a site at 25 percent in Category 1 and 50 percent in Category 2. We check the Moraine schedules before you plan the rebuild.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
