Excavation in Lindsay and Kawartha Lakes

Looking for an excavation contractor in Lindsay? We dig foundations for new homes and cottages, cut in driveways and entrances, trench water and hydro lines, fix wet yards and clear lots across the south and west of Kawartha Lakes. Around Lindsay the ground is layered clay between drumlins, and it drains slowly, so pumping, imported granular and where the spoil goes get planned at the site visit. We are based in Bobcaygeon, run our own excavators and skid steers, and an owner is on every job.

Site prep, foundations and services

Building a house, cottage, shop or addition? You get the lot cleared, the foundation dug to the engineer's drawings, the site services trenched in, and the grade set so water goes where it belongs.

  • ✓Lot clearing, stump and brush removal
  • ✓Foundation and basement excavation to the drawings
  • ✓Site services: water, hydro, gas and drainage trenches, backfilled and compacted
  • ✓Rough grading, imported granular and fill where the ground needs it
  • ✓Final grading and site restoration

Driveways, drainage and land work

New driveway or entrance, a wet yard, a slope that needs terracing, a burst water line to the well? You get the machine, the operator and the paperwork in one call.

  • ✓New driveways, entrances and culverts, entrance permit filed for you
  • ✓Trenching for water lines, well lines and yard hydrants
  • ✓Drainage: swales, French drains and regrading that stop the pooling
  • ✓Retaining wall and shoreline excavation, permits coordinated
  • ✓Demolition excavation and haul-away for full-structure tear-downs

We run our own excavators and skid steers, and we dig with the utilities located first, every time. Soil that leaves the site goes to a proper reuse or disposal site under Ontario's excess-soil rules.

We do not do hydrovac, well drilling, fence post holes, paving or concrete forming. If your job is one of those we will point you to someone who does it. If it needs a machine, an operator who owns it, and the permits handled, we are the right call.

Digging in Lindsay and Kawartha Lakes: what changes here

Permits and locates

We file the Ontario Dig Authority locate (formerly Ontario One Call) at least five business days before any dig. A new or changed entrance onto a City road, including tiling and filling the roadside ditch, needs an Entrance Permit from City of Kawartha Lakes Public Works, applied for online through Permit Central (705-324-9411). Placing or removing fill and changing grade can need a City Site Alteration Permit under By-law 2019-105, with the submission prepared by a Qualified Person. Inside a conservation authority's regulated area the City defers to that authority: Kawartha Conservation for Lindsay, Omemee and Little Britain, and the Lake Simcoe Region Conservation Authority around Woodville on the City's boundary map.

The ground you are on

Lindsay sits on the Schomberg Clay Plain: stratified clay and silt, about 5 metres deep on average and up to 8 in places, laid over drumlins. Streams here are slow, wetlands are large and the hollows between drumlins drain poorly, so a basement or a trench on low ground is planned around water. South in the former Manvers Township, around Pontypool and below Bethany, the ground turns to the Oak Ridges Moraine, mostly permeable sand and gravel with layers of till, silt and clay. The Omemee esker, known as the Hogsback, is a gravel ridge with working pits.

The rule that shapes the job

On wet or low ground around Lindsay, Kawartha Conservation is the first call. Under O. Reg. 41/24, in effect since April 1, 2024, it regulates wetlands plus 30 metres, rivers, creeks and their valleys, and flood and erosion hazard land, and fill placement, regrading or excavation inside that area needs its permit first. It holds free pre-consultation meetings every Tuesday at 277 Kenrei Road in Lindsay (705-328-2271). We book that meeting before we quote, so the timeline we give you holds.

Excavation in Lindsay and Kawartha Lakes: your questions answered

Do I need a permit for a new driveway in Lindsay?

Yes, if it opens onto a City road. City of Kawartha Lakes Public Works issues Entrance Permits through its online Permit Central portal, and the permit also covers tiling and filling the roadside ditch across your frontage. The City inspects the staked location first. We file the application and build the entrance to the City's standard.

Why does digging around Lindsay need so much drainage planning?

Lindsay sits on the Schomberg Clay Plain, layered clay and silt up to 8 metres deep laid over drumlins, with slow streams, large wetlands and poorly drained hollows. We plan the pumping, the imported granular and where wet spoil goes at the site visit, and it is in the written price.

Do I need a permit to bring in fill or regrade my lot in Kawartha Lakes?

Possibly. The City's Site Alteration By-law 2019-105 covers placing or removing fill and changing grade, and a submission goes to Development Engineering prepared by a Qualified Person. Inside a conservation authority regulated area the City defers to Kawartha Conservation instead. We check which applies at the site visit and file it.

What excavation work do you do?

Site preparation and foundation digs, lot clearing and grading, trenching and backfill for services and water lines, driveways and entrances, drainage, and the excavation side of demolition and septic jobs.

What do you not do?

Hydrovac, well drilling, fence post holes, paving and concrete forming. We will tell you straight and point you to someone who does.

Do you handle the utility locates?

Yes. Ontario law requires a locate request before any digging. We file it with Ontario Dig Authority (formerly Ontario One Call) at least five business days ahead, and we do not dig until the marks are down.

How do you price excavation?

One written price after the site visit for a defined job. If the job is open-ended, we agree the rate and the estimate up front and you see the hours.

How soon can you start?

Small jobs often inside two weeks in season. Anything with permits waits on the permit, which we manage and keep you posted on.

What happens to the soil you dig out?

Reused on site where the grade needs it, otherwise hauled to a proper reuse or disposal site. Ontario's excess-soil regulation applies once soil leaves a property, and we handle that paperwork.
