Demolition in Omemee, Bethany and Pontypool

A demolition contractor in Omemee, Bethany and Pontypool clears old farmhouses, barns, sheds and village houses so the lot is ready for what comes next. Omemee's historic buildings have been under a City heritage inventory since 2023, and in Manvers the Oak Ridges Moraine plan limits what can go back near wetlands and streams. Both get checked before the teardown is priced, along with where the debris will go.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Omemee, Bethany and Pontypool: what changes here

Who issues the permit

Kawartha Lakes requires a demolition permit, and its application includes an Applicable Law Checklist: any authority that applies, from the conservation authority to the Ministry of Transportation, gives its approval before the City reviews the file. Before demolition is arranged, Ontario Regulation 278/05 has the owner get an asbestos examination and a written report, and the City's form asks that a detailed hazardous materials survey reach the contractor first. Hydro One and Enbridge Gas disconnect their services, and an unused well is abandoned.

The ground and the access

Through Omemee the Pigeon River meanders across a flat, wide floodplain, while most of the surrounding watershed is till plain and drumlins. On the flats, an old foundation can sit close to groundwater, and the hole is filled with clean material and graded so water runs off the lot rather than toward the next house. On drumlin farms, barn foundations and fieldstone walls come out with the machine and the site is regraded to the field.

The rule that shapes the job

Heritage inventory. A field inventory of Omemee's historic properties began in summer 2023 and is still going, with photographs and forms for each property. If a building is designated under the Ontario Heritage Act, demolition needs Council's approval, so we check the Heritage Register and the inventory status before quoting a village teardown.

Demolition in Omemee, Bethany and Pontypool: your questions answered

How is asbestos handled when it goes to the landfill?

The City asks for 48 hours' notice to its Waste Management Office before asbestos goes to a City landfill. The survey comes first, any asbestos is dealt with under Ontario Regulation 278/05 before the teardown, and the landfill delivery is booked to that notice.

Does the Moraine plan matter for a teardown near Bethany?

It matters for what comes next. On Moraine land, development and site alteration inside the 30 metre vegetation protection zone around wetlands, streams and kettle lakes is prohibited except where the plan allows, so we check the old footprint against those zones before you plan the rebuild.

Is there anything special about wells around Janetville?

Janetville runs on municipal wells with a mapped wellhead protection area. Any private well on a demolition lot that will not be used again is abandoned under Ontario's wells regulation, which protects the groundwater those wells draw from.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
