Demolition in Lindsay and Kawartha Lakes

A demolition contractor in Lindsay works on serviced town streets as often as on the farms around them: an aging house, a detached garage, or a barn in Mariposa or Ops. In town the City wants the water shut at the curb stop and the meter out before it issues the permit, and Downtown Lindsay and the Oak Street area are heritage conservation districts. The haul goes to the Lindsay Ops landfill, a short drive north of town.

Houses, cottages and barns

A whole structure down and the site cleared: the house, cottage, barn or outbuilding comes down, the debris is hauled away and the lot is graded for whatever comes next.

  • ✓House and cottage demolition, single storey to multi-storey
  • ✓Barns, outbuildings, sheds and garages, including rural and cottage access
  • ✓Foundations and concrete pads broken out and removed
  • ✓Hydro, gas and water disconnections coordinated before we start
  • ✓Barn beams, barn board and brick set aside on request

Pools and site clean-up

In-ground or above-ground: the concrete or liner comes out, the hole is filled and compacted in lifts, and you get a yard ready for grass or a build.

  • ✓In-ground and above-ground pool removal
  • ✓Concrete break-out and haul-away
  • ✓Full or partial fill, compacted so the yard does not sink
  • ✓Final grade and topsoil
  • ✓Lot cleared and graded, ready for the next build

We run our own excavators and skid steers, so the teardown, the haul-away and the final grade are one crew's work, with an owner on every job.

We take whole structures down. We do not do interior tear-outs, kitchen or bathroom demo, or renovation prep. If you need a wall opened for a reno, we will point you to someone who does that work.

Demolition in Lindsay and Kawartha Lakes: what changes here

Who issues the permit

The City of Kawartha Lakes Building and Septic Division issues demolition permits through its Demolition Permit Application Portal. For a house coming down with no rebuild planned, the City asks for a Lot Grading and Drainage Plan; when a new dwelling application is already in, its plan can serve. On municipal services, the water is turned off at the curb stop and the meter removed before the permit is issued, and the demolisher disconnects the sanitary and storm sewers as the City directs. We coordinate all of it.

The ground and the access

South of Lindsay, Kawartha Conservation maps the Schomberg Clay Plain: varved clay and silt laid down in a glacial lake, about 5 metres deep on average and up to 8 metres in places, over drumlin till. It forms the drumlin and clay flat country around town, with sluggish streams. Clay does not drain or compact well as backfill, so the hole is filled with clean granular, compacted in lifts, and graded away from neighbours.

The rule that shapes the job

Heritage districts. Kawartha Lakes has two heritage conservation districts, Downtown Lindsay and Oak Street, each with its own plan, and owners of designated property in them apply for a heritage permit before making changes. The City is also inventorying Lindsay's historic properties, a project started in 2024. We check district maps and the Heritage Register before any town teardown is quoted.

Demolition in Lindsay and Kawartha Lakes: your questions answered

Where does demolition waste go in Lindsay?

To the Lindsay Ops landfill at 51 Wilson Road, north of town off CKL Road 36, where the construction and demolition recycling bunker is back in service. Loads are tarped, recyclables are separated, and asbestos is booked with City Waste Management 48 hours ahead.

Who disconnects Bell and cable?

The owner arranges it, and we coordinate the timing. The City's form asks that every service be terminated and capped, including water, sewer, gas, electricity, telephone and cable, and it lists Hydro One, Enbridge Gas, Bell and the cable providers to call.

Does a downtown building need an engineer?

Sometimes. The City calls for a professional engineer's general review when a demolition reaches below an adjacent building's footings within the soil's angle of repose, or the building is over three storeys or 600 square metres. Tight town lots are where that comes up.

Do you get the demolition permit?

Yes. Ontario's Building Code Act requires a permit to demolish a building, issued by your municipality's building department. We prepare the application and book the inspections.

Do I need to disconnect the utilities first?

Hydro, gas and water are disconnected and capped by the utilities before demolition starts, and many building departments ask to see that before they issue the permit. We make the requests and keep you posted.

What if the building has asbestos?

Under Ontario's Occupational Health and Safety Act, the owner of a project determines whether designated substances such as asbestos are present before work starts. On older buildings we line up that check, and anything found is removed by an abatement contractor before we demolish.

Is hauling the debris included?

Yes. Hauling the debris to proper disposal and recycling sites is part of the job and part of the written price you get after the site visit.

Do you do interior demolition?

No. We take whole structures down: houses, cottages, barns, garages and pools. For kitchen, bathroom or renovation tear-outs we will point you to someone who does that work.

Can I keep the barn beams or the brick?

Yes. Tell us at the site visit what you want saved, and we set beams, barn board or brick aside before the rest comes down.
